Traveling Facilities Specialist


Job Details

The Traveling Facilities Specialist is responsible for all maintenance related matters for all properties within Hers/His Region. This position will assist The Director of Facilities, regional property management and field maintenance team members in implementing and executing various policies, procedures, training and programs relating to the overall maintenance of communities and support maintenance teams in technical and maintenance issues in a manner that supports the company's mission, vision and principles.

  1. Assist Regional and Community Managers and Leadership in the evaluation of maintenance staff, employee training, hiring, termination, and promotion of maintenance personnel.
  2. Conduct regular site visits, facilitate maintenance meetings, implement and track maintenance programs, implement and track safety meetings and communications with all parties.
  3. Ensure completion and compliance with all State and Federal programs, updating reports on a monthly, quarterly or on-going basis as needed.
  4. Ensure communities are proactively prepared for TDHCA UPCS/REAC NSPIRE Inspections, lender inspections and owner visits.
  5. Represent Management in all physical property inspections and report findings to the Management Team.
  6. Assist Director of Facilities and property management in Maintaining the Preferred Vendor List.
  7. Develop and secure long-term and rewarding vendor partnerships.
  8. Create scopes of work, assist the Director of facilities in review of bids and oversee the execution of capital projects on all Communities within their assigned region.
  9. Review all environmental systems on properties and assist in the completion of programs established on and as needed basis.
  10. Monitor compliance with O & M plans for each community.
  11. Assist and respond to community maintenance staff with various mechanical challenges.
  12. Assist Property management of orientation training for all newly hired and promoted Maintenance personnel.
  13. Assist the director of Facilities in developing and maintaining an ongoing education program for all maintenance personnel.
  14. Assist and participate in optimizing the maintenance operations strategy.
  15. Maintain maintenance standards and compliance with standards throughout your assigned portfolio.
  16. Maintain state-of-the-art knowledge of new maintenance techniques and programs.
  17. Participate in professional development sessions or seminars.
  18. Work on special projects as needed.
  19. When requested, participate in performance reviews, counseling and terminations as needed.
  20. Attend meetings, conferences and seminars.
  21. Maintain a professional demeanor at all times.

Work Environment

This job operates in a professional office, Outdoors environment and on-site performing, guiding, training team members in maintenance functions. This role routinely uses standard office equipment.

Physical Demands

While performing the duties of this job, the employee is regularly required to talk or hear, express or exchange ideas by means of both spoken and written word. Ability to climb stairs, lift up to 25 pounds. The employee may be required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.

Position Type/Expected Hours of Work

This is a full-time position. Days and hours of work are generally Monday through Friday, 8:00 a.m. to 5:00 p.m. be available after hours for emergency situations, Evening and weekend work may be required as job duties demand.

Travel: Required in this position from Community to Community within assigned region.

  1. High School Diploma or equivalent are required.
  2. Five (5) years minimum onsite supervision of multiple multi-family properties
