Title: Associate Director, Facilities Management & Capital Projects

Status: Full-Time

Direct Reports: 2-3

Pay Rate: $85,000 - $110,000 / annually

Location: Denver, CO Metro Area


POSITION SUMMARY

Reporting to the Director of Property Operations, this role is pivotal in overseeing capital projects and landscaping operations within our expanding portfolio of 10 affordable housing communities in the Denver Metro Area.


Responsibilities:

Supervise the Capital Projects Manager ensuring efficient management of all capital projects.

Oversee the vertically integrated landscaping company, including the Landscaping Operations Manager, to ensure smooth operations, accurate bids, and exploration of new business opportunities in alignment with our business objectives.

Address investor, lender, and equity partner requests and deadlines as required.

Coordinate capital projects with on-site management, ensuring timely submission of necessary documentation to partners.

Develop annual budgets and monitor financial performance to achieve budgeted goals.

Conduct property inspections to ensure compliance with safety regulations and identify necessary repairs.

Manage all aspects of project management, including scope definition, budgeting, scheduling, procurement, quality control, safety, risk mitigation, and stakeholder management.

Establish clear project objectives, deliverables, and timelines, ensuring team accountability and timely escalation of variances.

Foster strong relationships with internal and external stakeholders to ensure project success.

Implement continuous improvement initiatives and integrate lessons learned to enhance project outcomes.

Assist in the preparation of technical, bidding, and contractual documents associated with capital investment projects.

Monitor and manage budgets and schedules for medium to small capital investment projects and programs.

Demonstrate knowledge of major building systems, including HVAC, boilers, roofs, and foundations.

Drive customer satisfaction and retention by cultivating strong relationships with top landscaping clients.

Develop a growth strategy for the market by identifying key customer segments and prospects.

Actively prospect for new clients and pursue business relationships.

Review and manage budget, P&L performance, and financial health of the location.

Collaborate with the management team to ensure accurate and competitive work bids.

Drive growth by expanding the existing client base and exploring new business opportunities.

Supervises field operations of landscaping crews.


QUALIFICATIONS

Bilingual Spanish is a plus


Education and Experience:

High school diploma or equivalent required.

4-5 years of residential real estate capital project planning experience.

Knowledge of major residential building mechanics, including HVAC, boilers, elevators, balconies, roofs, and concrete work.

4-5 years of experience managing multiple crews and projects concurrently.

Excellent organizational skills and time management.

1 year of sales and business development management experience.
