Location: Charlotte, North Carolina, Denver, Colorado, Minneapolis, Minnesota, Phoenix, Arizona, Plano, Texas, San Antonio, Texas, West Des Moines, Iowa **Job ID** R-133193 Responsible for leading the retail property management portfolio team at one of the countrys leading financial institutions. This team manages more than 40 million square feet of office space, thousands of vendors, and an occupancy budget of $1 B.

**About this role:**

Retail Property Portfolio - Property Management Director

****In this role, you will:****

* Establish organizational objectives, developing enterprise-wide operating policies and procedures, and develop long range strategic plans. Operations represent substantial financial risk and performance has corporate-wide impact. Manages a large staff through middle and upper management in several geographic areas.

* Oversight and direction of third-party property management firms providing services to the retail portfolio.

* Provide strategic vision and tactical direction for enterprise-wide initiatives related to real estate strategies.

* Manage a significant administrative budget.

* Provide strategic leadership for the team with emphasis on change leadership through significant organizational transformation. Must lead with integrity and empathy to support the change.

* Quickly assess the strengths and capabilities within the current organization, implementing positive change relative to efficient and effective operations while driving team engagement, team member retention and team member development.

* Build strong relationships and work collaboratively across lines of business as well as with corporate partners to negotiate, influence, prioritize and meet business objectives.

* Partner effectively with leaders of Lease Administration, Transaction Management, Construction Management, Administrative Property Management, Sustainability, Community Bank Leadership, and Finance/Accounting to ensure integration between groups and effective solutions for Wells Fargo businesses.

* Work effectively across time zones and cultures to successfully manage complex issues.

* Adheres to all country, state or local real estate requirements. Ensures compliance with Wells Fargos corporate policies as they relate to identifying and mitigating potential conflicts of interest.

* Travel domestically and internationally as needed.

As a Manager, you are expected to achieve success by leading yourself, your team, and the business. Specifically you will:

* Lead your team with integrity and create an environment where your team members feel included, valued, and supported to do work that energizes them.

* Accomplish management responsibilities which include sourcing and hiring talented team members, providing ongoing coaching and feedback, recognizing and developing team members, identifying and managing risks, and completing daily management tasks.

****Required Qualifications, US:****

* 8+ years of Property Management experience, or equivalent experience demonstrated through one or a combination of the following: work experience, training, military experience, education

* 4+ years of Management experience

* Experience building partnerships and consulting effectively with leadership

* Demonstrated ability to build positive, trusting work relationships with clients, vendors, peers and partners.

* Proven leader with demonstrated experience in building and leading a team of managers, strong technical experts and high performing professionals.

* Ability to successfully foster collaboration and results across diverse teams and global locations and build effective business and support partnerships with all levels of team members.

* 8+ years of corporate real estate experience

* Excellent and proactive consulting, collaborative, influencing and partnering abilities with business executives/leaders and partners while exhibiting strong diplomacy skills.

* Management skills including proven ability to execute with quality and urgency within definitive timelines for completion while balancing multiple priorities.

* Ability to assess current processes/procedures and make recommendations for efficiency

* Ability to identify and assess issues then make sound decisions

* Self-starter, with a proven ability to think both strategically and tactically, diagnose opportunities and implement operationally often in ambiguous environments.

* Experience in leading development, implementation and adoption of long-term strategies, policies, protocols, governance and advancements without significant senior management direction.

* Strong financial and analytical acumen, including how to review, analyze, manipulate and interpret financial analyses including book (GAAP) and cash projections and implications, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.

* Leadership in Energy & Environmental Design Accredited Professional (LEED AP)

* Proficiency in basic construction, or basic building mechanical principles

* Good working knowledge of building management systems (BMS)

* Ability to be neutral/independent while providing strong credible challenges where necessary.

****Job Expectations:****

* Travel 10% of the time

The salary range displayed below is based on a Full-time 40 hour a week schedule.

IA - Des Moines : Min: $144,400 Max: $300,000

NC - Charlotte: Min: $144,400 Max: $300,000

TX - Dallas : Min: $144,400 Max: $300,000

TX - San Antonio: Min: $144,400 Max: $300,000

AZ - Phoenix : Min: $144,400 Max: $300,000

MN - Minneapolis: Min: $144,400 Max: $300,000

CO - Denver : Min: $144,400 Max: $300,000

Salary offered dependent on location. May be considered for a discretionary bonus
