Job Description:

The Maintenance Technician II position is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain facility equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the company's goals and objectives.

Status: Year Round, Full Time

Reports to: Operations Manager

Requirements

Job Performance Expectations:

  • Perform building, HVAC, plumbing, electrical, gas, fireplaces, and painting repairs as necessary.
  • Implement preventative maintenance measures.
  • Maintain inventory and be aware of equipment that requires repairs as well as associated supplies that may be required.
  • Inspect, maintain all building systems to insure minimum downtime, expense, and discomfort to guests. Maintain all assets by doing daily checks and weekly checks for all facilities on the property.
  • Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol. Reports all major repairs and requisitions to manager or supervisor prior to any expenditure of funds.
  • Schedules and performs minor as well as routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools.
  • Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action. Must effectively convey ideas, images and goals to a diverse group of personalities.
  • Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
  • Use of personal phone for calls, photos, checking email, and documents. Cell phone reimbursement.
  • Maintenance skills.
  • Experienced in operating a variety of equipment, including power tools, voltmeters, grinders, ladders, saws, and hand tools.
  • Effective written and oral communication skills.
  • Excellent computer skills (including MS Word, Excel, and One Drive) with the ability to quickly learn new programs as needed.
  • Great attitude, positive mindset, and able to adapt to an ever-changing company. Must be goal oriented and take pride in work.
  • Ability to work as a team member as well as independently with little supervision. Outgoing personality type, team-oriented, friendly, and kind.
  • Ability to prioritize tasks, follow specified procedures and utilize time efficiently. Must have reliable transportation.
  • Must be able to be insured through the company in order to drive company vehicles.
  • Must have proper work attire for all weather conditions; safety toe shoes & appropriate work boots. Work as directed by direct supervisor/manager.

Job Requirements and Qualifications:

The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that they can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.
  • EPA certification preferred. Electrical experience preferred.
  • Must have valid driver's license - NO major violations on driving record.
  • High school Diploma/GED required.
  • Position requires at least 3 years' experience in property maintenance or equivalent field.
  • Must be working towards or uphold a Journeymen's skill level in plumbing, electrical, HVAC, or equivalent field.
  • Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action. Must effectively convey ideas, images and goals to a diverse group of personalities.
  • Flexible schedule. Required to work occasional overtime, weekends and holidays as requested. On-call weekends as required.
  • Ability to coordinate & work with multiple departments.
  • Manage multiple tasks simultaneously, establish priorities, meet deadlines, and solve problems. Must be able to handle confidential matters with absolute discretion.
  • Proactive solution-based approach which includes strong decision making and judgment. Excellent presentation skills, attention to detail, and clear communication.
  • Must abide by the company handbook and department polices & procedures.

Physical Requirements:

Must be able to perform physical activities such as, but not limited to:
  • Full range of body movements.
  • Reach, push, pull, lift, and carry objects that may be heavy (50lbs).
  • Prolonged periods of standing, walking, bending, and twisting.
  • Walk on even/uneven/slippery terrain.
  • Climb/descend stairs/ladders.
  • Manual dexterity to operate manual tools and power equipment on a constant basis.
  • Safely handle hazardous materials.

Working Environment:

Work is performed inside and outside.

Candidate will be exposed to extreme temperatures (hot &cold), sun and wind exposure, inclement weather (rain, snow, ice), high altitudes (9,000ft+), moving machines/equipment, dust, wet, humid, dry, loud noises, and fumes from chemical conditions and frequent altitude changes.
