Property Assistant Controller

Rise48 Equity is seeking a highly skilled and detail-oriented Property Assistant Controller to join our finance team. The Property Assistant Controller is responsible for assisting the Controller in managing all financial aspects of property operations, including budgeting, financial reporting, accounts payable/receivable, and ensuring compliance with regulatory requirements. This role requires strong financial acumen, attention to detail, and excellent communication skills to collaborate with various stakeholders.



Responsibilities:


  • Provide leadership and coordination of monthly, quarterly, and annual accrual basis financial statements for properties.
  • Ensure accuracy and timeliness of financial reporting.
  • Review journal entries, reconciliations, and financial transactions for accuracy and compliance.
  • Approve treasury transactions and access across multiple banking platforms.
  • Transition assets to Entrata Property Management Platform, setting up new standard operating procedures and best practices.
  • Analyze financial data to identify trends and variances.
  • Assist in the development and monitoring of property budgets, including cash flow forecasts.
  • Supervises the accounting team in reviewing rent rolls, reconciling bank statements and monitoring monthly operating results against budget.
  • Oversee day-to-day accounting activities, including accounts payable, accounts receivable, and general ledger management.
  • Assist in audits and tax filings, including property tax appeals.
  • Conduct financial analysis to support decision-making.
  • Evaluate property performance and identify opportunities for improvement.
  • Identify inefficiencies in financial processes and recommend improvements.
  • Streamline workflows to increase efficiency and accuracy.
  • Collaborate with property managers, leasing agents, and other stakeholders to provide financial insights and support.
  • Ensure adherence to internal controls and accounting policies.
  • Communicate financial results and analysis to senior management.
  • Supervise and mentor accounting staff, providing guidance and support as needed.
  • Foster a collaborative and positive work environment within the accounting team.
  • Conduct performance evaluations and facilitate professional development opportunities.
  • Prepare and review opening and/or closing trial balances for acquired and disposed of properties, respectively.


Requirements:


  • Bachelor's degree in Accounting, Finance, or related field. CPA or CFA certification is a plus.
  • Previous experience in multi-family property management.
  • 5+ years of progressive experience in accounting or finance roles, with at least 2 years in a supervisory capacity.
  • Proficiency in accounting software and MS Excel.
  • Experience with Entrata a plus.
  • Strong analytical and problem-solving skills.
  • Excellent communication and interpersonal skills.
  • Ability to prioritize tasks and meet deadlines in a fast-paced environment.
  • Knowledge of GAAP and regulatory requirements in property management.
