MUST HAVE:

. 4+ plus years RECENT experience in COMMERCIAL real estate / Sacramento

  • Oversee the financial performance of each property in the portfolio, ensuring profitability, and provide monthly reports and analyses to management, including variance and budget analysis.
  • Apply basic knowledge to interpret Lease and Vendor Contracts, discerning owner/tenant obligations, particularly regarding tenant billing treatments.
  • Approve all property expenses, ensuring proper accounting, and address tenant billing issues like CAM reconciliations and leasing obligations affecting tenant ledgers.
  • Conduct and document physical inspections as required by management, regulatory agencies, or financial institutions, and enhance preventative maintenance schedules as needed.
  • Resolve tenant issues promptly, considering tenant satisfaction, ensuring timely responses, and achieving permanent issue resolution.
  • Collaborate with the Facilities Management division to uphold asset quality, schedule and oversee vendors to maintain asset appearance and function per management directives.
  • Ensure compliance with asset codes (fire, ADA, etc.) on all portfolio properties, recommend improvements/compliance requirements to management, and perform basic compliance functions.
  • Act as the primary contact for security and fire alarm calls on portfolio properties at all times.
  • Assist in managing the workload of the Assistant Property Manager, including task assignment, coaching, and mentoring in Property Management processes and procedures.
  • Supervise Property Managers, Junior Property Managers, and Assistant Property Managers.
  • Perform other duties as assigned.

Education/Experience:

  • Hold a Bachelor s Degree (B.A./B.S.) or equivalent from a four-year College; possess a minimum of 7 years of progressive property management experience, or equivalent combination of education and experience.
  • Hold a California Real Estate License and Certified Property Manager preferred.
  • Possess 3-5 years of hands-on Property Management experience.
  • Have 4+ years of commercial real estate experience.
  • Demonstrate knowledge of job systems and processes with the ability to implement new processes or enhance existing ones.
  • Be detail-oriented, proactive, with strong organizational and analytical skills, capable of managing multiple projects in a fast-paced environment.
  • Be able to meet deadlines, prioritize tasks, and perform well under pressure.
  • Exhibit strong interpersonal skills, capable of working independently or as part of a team.
  • Demonstrate excellent written and verbal communication skills.
  • Show exceptional problem-solving skills.
  • Possess intermediate to advanced proficiency in Microsoft Office (Outlook, Excel, Word, PowerPoint, and Project).
  • Possess experience in Property Management and/or Work Order Software, such as Yardi preferred, MRI, SAP.
