Building Maintenance Tech I

Salary Grade: G12

Minimum Midpoint Maximum

$36,343 - $47,246 - $58,148

This position is covered by NERC CIP cyber security standards. Prior to being hired, promoted, or transferred into the position, the candidate must successfully pass a Personnel Risk Assessment, which includes identity verification and a criminal background check. Prior to being granted unescorted access to cyber secure areas, the candidate must attend cyber security training. Annual cyber security training is also required.

SUMMARY

Under direct supervision of the supervisor or journeyman in the department.

Parts cleaning

Construction/Demolition

Vinyl base installation

Key making

Changing lamps

Use of power tools

Monitor building equipment functions

COMPETENCIES

Ability to follow detailed instructions

Familiarity with basic construction practices

Ability to work independently and use safety devices and work aids such as protective clothing and gloves; goggles; breathing apparatus; and earplugs

Ability to assist journeymen in various trades

QUALIFICATIONS

MINIMUM EDUCATION AND/OR EXPERIENCE:

High school diploma or GED with three to four years of related experience, or equivalent combination of education and/or experience related to the discipline.

CERTIFICATES, LICENSES, REGISTRATIONS:

Must possess a current, legally valid driver s license and meet the company s driving record requirements.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to stand and/or walk up to 2/3 of the time. May be exposed to outside weather conditions, loud noise and vibrations. May be exposed to hazards such as moving mechanical parts, electrical shock, toxic chemicals and handle bulky material. They employee may be required to push and/or pull objects; climb, balance, bend and twist; stoop, kneel crouch and crawl; reach for and handle objects; and talk and listen for long periods of time. The employee must frequently lift and/or move up to 100 pounds.

Building Maintenance Tech II

$50,991 - $67,562 - $84,134

SUMMARY

Under direct supervision, acts as a journeyman in their particular craft (Electrician, Carpenter, Painter, Plumber, Industrial Mechanic, Plant Operator).

ESSENTIAL DUTIES AND RESPONSIBILITIES

Electrician

Performs AC Power Troubleshooting, wire sizing and panel make-up, and pipe installation

Maintains a thorough knowledge of motor starters, breakers, transformers, relays, heaters, fuses, and sizing for all the above

Performs the removal or demolition of existing devices

Installs control wiring, fire alarms, low voltage systems as well as building automation systems

Changes light bulbs on 10 to 12 foot ceilings

Installs electrical wiring and sockets

Replace various types of motors

Inspects and repairs HVAC units and fans and changes filters on HVAC units

Carpenter

Works with metal and wood framing

Installs and finishes drywall

Hangs doors and installs lock and hardware

Performs cabinetry, mill and machine work

Installs suspended and hidden spline ceilings

Installs VCT tile, base flooring and removable interior partitions

Painter

Matches colors and tints for the following products: stain, enamel, latex lacquer, and epoxies

Finishes and textures drywall

Hangs wall paper

Performs masking and detail work

Plumber

Maintains general plumbing fixtures and piping

Removes old and installs new plumbing fixtures and piping

Cleans sewers and drains

Maintains sewer sump equipment

Maintains drinking fountains

Cleans water overflows with wet vacuum

Performs preventative maintenance on plumbing pipes and drains, and adds enzymes to drains

Industrial Mechanic

Maintains current knowledge of pumps, fans, electrical motors, belts, bearings, and seals

Installs pumps, fans, electrical motors, belts, bearings, and seals

Ascertains problems associated with fans, electrical motors, shafts, bearings, and seals

Installs new mechanical systems

Utilizes electrical and voltage testers

Maintains fan-balancing equipment such as micrometers, tachometers, gauges and dial indicators

Plant Operator

Reads blueprints and schematics effectively and accurately

Demonstrates and ability to make environmental changes in the building

Maintains knowledge of the Honeywell Delta 1000 EMS system

Performs data entry and programming functions

Maintains and installs sensor and reporting/control devices

Calibrates and maintains control of pneumatic controls

Inspects equipment such as EP/PE Relays, electronic devices, fans, pumps, and performs valve sequencing

Monitors building equipment functions

COMPETENCIES

Ability to read and understand blueprints

Familiarity with structural building systems

Knowledge of building codes and OSHA standards

Ability to work independently and use safety devices and work aids such as: protective clothing and gloves, goggles, breathing apparatus, and earplugs

Ability to guide non-journeymen and or helpers in their specific trade

QUALIFICATIONS

MINIMUM EDUCATION AND/OR EXPERIENCE:

High school diploma or GED and completion of formal apprenticeship with four to five years experience, or equivalent combination of education and/or experience related to the discipline.

CERTIFICATES, LICENSES, REGISTRATIONS

Journeyman Craftsman Certification is required.

Must possess a current, legally valid driver s license and meet the company s driving record requirements.

COMMUNICATION SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals

Ability to write routine reports and correspondence

Ability to speak effectively before groups of customers or employees of organization

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume

Ability to apply concepts of basic algebra and geometry

COMPUTER SKILLS

Knowledge of spreadsheet and word processing software

ANALYSIS AND PROBLEM-SOLVING ABILITY:

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
