ESSENTIAL DUTIES AND RESPONSIBILITIESThe Property Manager is a member of the management team that will manage approximately 280 residential units encompassing LIHTC units, Older Adult Housing/Assisted living facilities and scattered-site residential and retail properties. RiseBoro Property Managers are responsible for the overall maintenance and operation of residential properties and act as a liaison between RiseBoro and tenants. Responsibilities include:Tenant EngagementEstablish consistent high-quality customer service with tenants across the portfolio; engage in professional dialogue with tenants to resolve their questions and concerns in a timely manner;Maintain consistent, open communication with tenants pursuant to the Communications Policy; ensures tenants know how to reach appropriate staff, and ensures all appropriate communications to tenants and staff are posted in buildings as needed, including during emergencies and service disruptions.Ensure timely completion of annual recertificationsRefer tenants for RiseBoro supportive services or benefit entitlement support upon requestMaintain tenant filesCoordinate with Leasing Manager to ensure timely completion and collection of lease renewalsFollow up with tenants on arrears 30 days past due by phone and letter; cooperates with Legal and Collections Department on other collections activities.Building OperationsEnsure that buildings are operating within budgetApprove invoices of less than $1000.00In older-adult buildings, collect rent payments.Assign work to maintenance staff as needed, in cooperation with Building Maintenance SupervisorsOversee turnover process to ensure vacant units are ready for occupancy within 30 days of vacancyPerform move in and move out walk-through apartment inspections with tenantsCoordinate with maintenance staff to ensure all code violations and other repair concerns at properties are clearedReview and submit Purchase Orders for any supplies or equipment needed in the buildingIdentify tenancy issues that may require legal referral and coordinate with the Legal DepartmentMaintain communication with management and compliance team during operational emergenciesOn occasion, be available to address emergencies that arise in their building outside of typical business hoursOther duties as assignedCOMPETENCIESMinimum of 2 years of experience in property managementBilingual (Spanish/English) strongly preferredExcellent oral and written communication and interpersonal skills, including demonstrated ability to work well with varying levels of staff members.Detail orientedOrganizedAbility to successfully manage multiple working relationshipsAffordable housing management experience preferredLIHTC certification required within six months of hire.Certified Housing Assistant Manager preferredProficient with Microsoft Office Suite or related software; intermediate to advanced working knowledge in Microsoft Excel.Knowledge of Yardi program preferredEDUCATION EXPERIENCEHigh School DiplomaQualificationsIt is the policy of RiseBoro to provide equal employment opportunity to all employees and applicants for employment.
