We are seeking a highly skilled and experienced Senior Property Manager to oversee our commercial properties portfolio. The ideal candidate will possess extensive experience in commercial property management, with a strong emphasis on financial management and bilingual proficiency in English and Spanish.
Responsibilities:
Financial Management:
- Develop and manage budgets for multiple commercial properties.
- Monitor financial performance and prepare regular reports for property owners and stakeholders.
- Conduct financial analysis to identify areas for cost savings and revenue enhancement.
- Oversee rent collection, expense payments, and financial transactions for all properties.
- Lease Management:
- Handle lease negotiations, revisions, and renewals with tenants.
- Ensure compliance with lease terms and conditions.
- Address tenant concerns and inquiries promptly and professionally.
- Collaborate with legal counsel on lease agreements and related documents.
- CAM (Common Area Maintenance) Reconciliations:
- Manage CAM expenses and reconcile charges with tenants.
- Review CAM calculations and ensure accuracy and fairness.
- Resolve disputes related to CAM charges in a timely manner.
- Property Operations:
- Oversee day-to-day operations of commercial properties, including maintenance, repairs, and tenant improvements.
- Coordinate with vendors, contractors, and service providers to ensure quality and timely service delivery.
- Implement property management best practices to optimize operational efficiency and tenant satisfaction.
- Tenant Relations:
- Foster positive relationships with tenants through effective communication and proactive engagement.
- Address tenant concerns and issues promptly and professionally.
- Identify opportunities to enhance tenant experience and retention.
Requirements:
- Bachelor's degree in Business Administration, Real Estate, Finance, or related field.
- Minimum of 10 years of experience in commercial property management, with a focus on financial management.
- Proficiency in bilingual communication (English and Spanish) is required.
- Strong understanding of lease agreements, CAM reconciliations, and financial reporting.
- Excellent negotiation, problem-solving, and decision-making skills.
- Ability to multitask and prioritize tasks effectively in a fast-paced environment.
- Strong attention to detail and accuracy in financial data management.
- Proficiency in property management software and Microsoft Office Suite.
