Description

Essential Duties:

  • Work safely and use proper PPE (Personal Protective Equipment)
  • Provide exceptional customer service to teammates and residents
  • Support the companys core values and culture
  • Communicate in a timely and effective manner
  • Maintain property curb appeal to the Billingsley Standard
  • Complete emergency and routine work orders, and apartment make-ready tasks
  • Repair or replace floors, ceilings, walls, siding, roofing, doors, door hardware, windows, screens, and other general building items
  • Apply knowledge of use and care of hand and power tools and equipment
  • Troubleshoot, diagnose, repair, and replace the following: HVAC and pass hands on training with HVAC specialist (Compressor/coil/proper charging/Recovery/troubleshooting), plumbing (including water heaters), electrical, and appliances
  • Work may include accessing flat or low slope roofs and use of ladders
  • Interact with contractors, vendors and suppliers
  • Utilize computer, smart phone and tablet
  • Maintain accurate records of daily mechanical rounds
  • Observe and comply with companys sustainability initiatives and culture
  • Conduct preventative maintenance within units, common areas and mechanical rooms
  • Maintain pools/spas/fountains, chemicals, logs, and safety equipment (community specific)
  • Up to date on Grace Hill e-learnings


Qualifications

  • Must meet Tech I and Tech II qualifications
  • This position is obtained by cross training by the Service Manager for six to eight months
  • Able to complete make readies and paint units satisfactory
  • Clean & balance pools
  • Troubleshoot, diagnose, repair, and replace the following: HVAC and pass hands on training with HVAC specialist (Compressor/coil/proper charging/Recovery/troubleshooting), plumbing (including water heaters), electrical, and appliances
  • Scheduling unit turns
  • Has knowledge of location map for electric, water, gas shutoffs, clean-out traps, fire extinguishers and fire hydrants.
  • PO and invoicing systems
  • Knowledge in collecting bids/proposal
  • Performing inspections in Yardi and ability to complete Maintenance Binders
  • Knowledge of how to direct maintenance staff to get their job done with the right attitude
  • Knowledge in communication with manager and portfolio manager
  • Able to work with Outlook, Excel, Word, Microsoft Teams, Yardi and Yardi Mobile App, Payscan
  • Demonstrated familiarity with, and ability to use, a variety of hand tools and equipment
  • Ability to communicate effectively in both oral and written form
  • Ability to give and receive instructions and preparing work orders and reports
  • Experience reading blueprints and various other construction documents
  • Experience identifying, reviewing, and obtaining bids on projects in need of supervision from outside contractors
  • Experience maintaining files and keeping inventory of supplies
  • Completed all Grace Hill e-learnings


Certifications required:
  • EPA Type II or EPA Universal Required
  • CPO (Certified Pool Operator) Required
  • MPO (In Dallas counties or cities that require it)
