GENERAL PURPOSE: Under the direction of the VP of construction, the Project Manager has the responsibility for the construction oversight and leadership on a variety of Retail & Mixed-use projects and may include multiple projects based on size and volume.


The immediate assignment encompasses the team leadership & construction oversight of 75,000 SF of retail buildings at The Village at Meridian, Meridian, Idaho. Acquisition of project located at UT. The role would include pre-construction budgeting, continued due diligence, Schematic & Design Development reviews for cost & budget conformance, Working Drawings review for constructability, final cost confirmation, Project bidding & awarding, Contract negotiating and construction administration throughout the project completion.


The Project Manager must have extensive experience leading retail projects, including the ability to lead multiple projects at once and/or the ability to lead portions of large complex mixed-use developments for the Developer.   • Provide complete project oversight of all aspects of Construction Management and along with the collaboration of the Development Director and the assistance of the VP of Construction on all aspect of design coordination & design leadership.
  • Work closely with and collaborate with the Development Director, VP of Construction in providing key direction and leadership to all project teams.
  • Ensure achievement of the organization's philosophy, mission, strategy, and annual goals and objectives through the project team.
  • Work in partnership with the Vice President and the leadership team to establish and drive execution of the strategic project plans. Help design the change process to implement initiatives that emerge from such plans for the project team as well as the company as a whole.
  • Provide coaching, mentoring and career path guidance to team. Inspire and challenge the team to reach new performance heights.
  • Provide a strong day-to-day leadership presence, bridging a diverse project delivery team while being a champion of heightened communication and team spirit.
  • Ensure all associates comply with safety guidelines and align all work practices with CenterCal s safety objective of zero accidents.
  • Ensure that pertinent construction information is provided to the contractor and the development team in a timely manner to ensure the overall success of the development.
  • Responsible to the Development Manager or Director of Development to ensure the bottom-line construction budget of assigned construction projects, schedules and quality of construction are maintained.


Specific Development Program Responsibilities


Concept & Design Development - Preconstruction


  • Work with the VP of Construction to establish preliminary construction budgets and schedules.
  • Identify all permit requirements and provide processes for successful acquisition with the oversight of the Development Manager.
  • Assist in the assembly of information and responses to the EIR consultants in order to finalize the report, if required.


Construction Documents - Preconstruction


  • Provide guidance to the construction team to ensure the project team is provided with pertinent construction information as required.
  • Be proactive in discussing alternate methods or materials. Take necessary steps to identify products, processes and strategies that will help keep us ahead of the competition date.
  • Work directly for Development Manager or Director of Development throughout this process step.


Construction Administration Construction


  • Ensure that all appropriate vendor insurance is in place.
  • Ensure the contractor is provided timely and accurate information at all times and ensure the Development Manager or Director of Development is aware at all times on any information required by the Contractor.
  • Provide support to the Development Manager or Director of Development to obtain all

Construction Close-out Post Construction


  • Assist the Development Manager or Director of Development to ensure a successful turnover to property management teams.
  • Ensure accurate as-built drawing information & Owner training has been assembled and has been turned over to Property Management.
  • Work directly with the General Contractor to closeout all punch list items and expedite the closeout of the contract


Financial:

  • Responsible to the Development Manager or Director of Development on the construction budget, and accurate recording and pro-active reporting of all cost changes.
  • Own the budget and know the numbers. Have complete knowledge of project economics and take steps to ensure the project is completed in the most cost effective manner.
  • Track cost control reports on a monthly basis and sign-off on all contract change orders.


Management and Leadership:


  • Responsible along with the VP of Construction and the Development Manager (or Director of Development) for ensuring the relationship with contractor is maintained at all times.

MINIMUM QUALIFICATIONS:


A minimum of 10 years experience managing large retail based complex mixed-use construction projects with a minimum of 5 years experience managing construction projects for the owner / developer, including management of design teams through production of working drawings, management of the general contractor through construction, delivery of the product to the customer, and on-going management of warranty programs.

A minimum of 3 5 years experience in Preconstruction, estimating & has a strong background in project unit costs.

University/college degree and/or training in construction management engineering, land planning, or related field.

Specific experience with resort developments would be an asset. Core strengths in resort residential, hotel, commercial and/or retail development would be a strong asset.

Ensures decisions are made in a timely matter with input from team and stakeholders.

Ability to effectively resolve conflict with variety of stakeholders in a manner that is consistent with our core values and ensures strong working relationships in the future.

Proven success and passion for building and sustaining strong relationships with team members, partners, consultants, community stakeholders and government authorities.

Ability to formally present and explain detailed project plans to stakeholders.
