Position Summary
Under general guidance, the Superintendent is responsible for the overall supervision and day to day operations of a construction project. The Superintendent secures a project's conformance to schedule and budget commitments, by scheduling, coordinating, supervising and directing the work done at a project, and manages all direct labor positions at the project.
Responsibilities
- Studies drawings and specifications to establish timelines, determine construction means and methods, manpower requirements and foresee upcoming conflicts or issues.
- Completes Daily Jobsite Reports on company approved software.
- Controls manpower; conducts interviews, hires, promotes and terminates direct labor positions. Handles employee complaints and grievances.
- Maintains a safe working environment, through pre-planning, AHA's, training, inspections and disciplinary actions. Conforms to HIOSH and BHCI's policies; establishes safe work procedures for all work activities (i.e. forming, framing, concrete, finishing, etc.)
- Develops subordinates.
- Maintains positive relationships with subcontractors, clients, architects, suppliers, and job site work force; works with those needed to resolve unforeseen issues.
- Procures tools, equipment and materials on time, to meet the project schedule.
- Attends and participates at the weekly Subcontractor and Safety Meetings; May need to attend Owner/ Architect Meetings.
- Conforms to the project's Quality Control Plan, conducts QC audits and inspections.
- Follows through with job start-up and close-out procedures/ reports.
- Verifies accuracy of time sheets and produces manpower reports.
- Ensures maintenance and care of company tools and equipment.
- Comes to work regularly and on time, follows directions, takes criticism, gets along with co-workers and supervisors, treats co-workers, supervisors, and customers with respect and courtesy, and refrains from abusive, insubordinate or violent behavior.
Qualifications
- Ten (10) years' experience; inclusive in two of the following; concrete, framing, finish work supervision, and reading drawings.
- Very knowledgeable in construction processes and methods.
- Great communication (oral & written) and interpersonal skills in dealing with all levels of employees and outside contacts.
- Working knowledge of construction laws, building codes and safety standards.
- Personal computer applications skills (word processing, spreadsheets, scheduling and database).
- Should be able to run Subcontractor meetings.
- Valid driver's license and clean abstract.
- Ability to create and update schedules on company approved software.
- Ability to meet the physical requirements of the position (i.e. climb stairs, ladders, scaffolds, etc.)
- Excellent time management, organizational and conflict resolution skills.
