Summary
As General Manager, you'll be the driving force behind our community's success. With accountability for day-to-day operations and a focus on maximizing occupancy, you'll have the opportunity to elevate our property to new heights. The ideal candidate will have management experience in Student Housing and a passion for creating welcoming living spaces and providing exceptional hospitality.

What You'll Do:

Monitor the market - regularly investigate internal and external property trends to maximize pre-lease, retention, and occupancy potential.

Supervise all staff - hire, train, and motivate all property staff to promote achieving operational and leasing goals and objectives.

Work proactively - collaborate with the Leasing & Marketing Manager to promote the Balanced Life Program, ensuring the highest quality pipeline of Community Assistant candidates to fully staff the property with warm, welcoming faces.

Build positive relations with the community - work with university officials and surrounding businesses to encourage the success of the property.

Formulate projected budgets - create and implement budget goals that promote performance and align with established guidelines. Continually monitor revenue, expenses, and management contract obligations.

Knowledge of compliance - align with company, local, state, and federal laws at all times and ensure the staff complies as well.

Exceptional hospitality - handle resident concerns and requests promptly to ensure satisfaction and provide an easy, positive experience.

Oversee turn process - ensure timeliness, quality, and organization in the turn process while also executing all Notice to Vacate, evictions, and lease releases.

Schedule periodic inspections - upkeep common areas, office space, clubhouse, vacant units, and shuttles to avoid future difficulties by implementing a preventative maintenance schedule.

Who You Are:

Bachelor's Degree in Business Management or related field, or work experience equivalent.

Minimum 2 years previous experience in Student Housing/Multi-Family industry required.

Knowledge of Equal Housing Opportunity (EHO), local housing market, and proficient math and computations skills.

Strong Leader - demonstrated ability to lead and direct a team to achieve established goals.

Computer skills - ability to operate MS Office, Internet Explorer, and property management software.

Work Environment and Physical Demands:

Primarily inside office work but occasionally requires work outdoors.

Mostly sedentary work, but some walking, climbing, bending, stooping, reaching, pushing/pulling and the ability to lift up to 20 lbs may be required on occasion.

Ability to work one weekend per month and work occasional nights or weekends for outreach.
