Maintenance Supervisor

SUMMARY:

Ensures a clean, orderly, and safe environment, above industry norms, through leadership of staff, hands-on maintenance work, supervision of outside contractors, and implementation of improvements. Ensures compliance with O.S.H.A. and other agencies as required.

ESSENTIAL FUNCTIONS:

Recommends and implements new procedures to improve equipment, building facility, and grounds. Performs research, cost justification, and/or repair/replace analysis.

Checks O.S.H.A. regulations for new requirements for equipment modifications, building modifications, etc. to ensure compliance. Informs management of new requirements and their associated costs.

Determines necessity for use of outside contractors (electrical, plumbing, HVAC, structural, etc.). Solicits bids, recommends or chooses contractor (depending upon contract value), and oversees completion of work on the project.

Obtains and maintains HVAC technical information. Schedules preventative maintenance as recommended by the manufacturer and ensures preventative maintenance is performed.

Oversees the preparation of a preventative maintenance schedule for all Pneumatic, Electro-Mechanical, Hydraulic, and CNC machines. Monitors the performance of the preventative maintenance program to ensure it is performed as per schedule.

Approves repair solutions (outside repair services, purchase or fabrication of replacement parts, etc.), and monitors progress to ensure repairs are made in a timely manner.

Develops and maintains a schedule for janitorial service as appropriate for each area of the building to ensure a clean, orderly, and safe work environment. Monitors quality and performance by conducting walk-through inspections and adjusts the service schedule as conditions warrant.

Reviews reports on maintenance and repair hours with associated costs. Recommends changes as appropriate to reduce maintenance hours and costs.

Develops and maintains wiring diagrams for data and communication systems. Installs additions and changes to these systems as directed.

Orders all supplies, including those needed for preventative maintenance, predictive maintenance, janitorial supply stock and special orders of non-stocked items.

SUPERVISORY RESPONSIBILITIES: Ensures departmental safety including compliance to OSHA regulations, corrective action for unsafe practices, and ongoing safety training. Originates the Initial Accident Report when an incident occurs for direct reports.

Is responsible for the overall direction, coordination, and evaluation of this unit. Also directly supervises employees in the Building Maintenance Department.

Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

KNOWLEDGE, SKILLS, ABILITIES, AND OTHER REQUIREMENTS:

EDUCATION AND/OR EXPERIENCE:

Associate's degree (A. A.) or equivalent from two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS:

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public.

MATHEMATICAL SKILLS:

Ability to work with mathematical concepts such as probability and statistical inference. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

REASONING ABILITY:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

PHYSICAL DEMANDS:

While performing the duties of this job, the employee is frequently required to sit and talk or hear. The employee is occasionally required to stand; walk; and use hands to finger, handle, or feel objects, tools or controls.

Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and the ability to adjust focus.
