Construction Project Manager


Job Details

Builders Capital is looking for a Construction Project Manager that must have a strong background in residential construction project management, to join our team! This is an incredible opportunity to join the largest private construction lender in the country, at a time when our loan products are needed more than ever, and we are on an incredible growth trajectory. This position will help us successfully navigate non-performing assets by overseeing the completion of homes and multi-family buildings in several projects across the country.


The right person for this position can adjust task sequencing, to maximize productivity by reducing float across multiple concurrent projects. Experience in working directly with Civil, Geotech, Architect, and municipal representatives and all trades is important as we take residential construction projects through the development of completed homes. This position must be able to drive timelines and coordinate multiple initiatives.

Day to Day:

  • Negotiate, review, and modify construction documents and collaborate with our in-house legal team to accomplish this.
  • Procure necessary permits, materials, and equipment.
  • Generate project budgets, submit approval packages to leadership, and establish monthly forecasts including variances.
  • Assess GC/subcontractor performance and negotiate revised contract changes for value engineering due to labor optimization, or material and labor modifications to reduce costs.
  • Manage project resources, including personnel, subcontractors, and vendors.
  • Conduct site visits to monitor progress, quality, and safety compliance.
  • Identify and address any issues or delays that may arise during construction.
  • Prepare detailed schedules for project phasing and subcontractor sequencing.
  • Prepare forms and spreadsheets for use in estimating site work quantities, building quantities, unit costs and to track against field performance of unit cost scopes of work.
  • RFP creation and management.
  • Prepare forms and checklists used during monitoring of progress and interim inspections between transfer of work areas between subcontractors.
  • Build and manage vendor/subcontractor relationships, including assessing qualifications, availability, and ongoing engagement.
  • Oversee project closeout, including final inspections, documentation, and client handover.
  • Ensure lessons learned are held and placed in the feedback loop to drive continuous improvement.
  • Work with confidential material and use discretion in disclosure to third parties.


Qualifications:

  • Preferred educational level: Bachelor s degree.
  • 5-7 years related residential construction experience is a MUST.
  • Excellent communication and interpersonal skills with the ability to communicate effectively with all levels of the organization, as well as with customers, municipalities, contractors, and subcontractors.
  • Proficient with Microsoft Office Suite and project management software.
