**Opportunity Description**

**Overview**

This position requires a team player working in our Real Estate & Facilities Department as a Regional Office Services Manager with primary focus assisting with delivery facility management services, operational maintenance, support and repairs to market locations across the United States.

**Responsibilities**

* Ensuring the building operating systems are in good working order, maintenance programs adhered too, vendor relationships and agreements are in place.

* Ensure that the building(s) are secure, operational equipment is maintained and functional, and creating a safe work environment for our employees.

* Responsible for coordinating moves, adds, and changes.

* Ability to create comparable RFP bids for acquisition of products and services for all Empire Today facilities and oversee implementation of installations or serviced work.

* Clear understanding of construction projects and assist in project management of the same inclusive of taking meeting notes, budget tracking and analyzation.

* Utilizing AutoCad software create simplistic office plans for projects to convey Empire Today requirements to licensed architects.

* Utilizing AutoCad software create and maintain existing office layouts and maintain such plans to a current condition.

* Responsible for generating Certificates of Insurance, helping to secure Certificates of Occupancy, and researching solutions to solve Facilities related problems.

* Responsible for managing internal and external resources with various requests from janitorial needs to providing to pest control requests.

* Ability to assist and be the primary back-up for the Sr. Regional Facility Manager.

* Work with the Empire Real Estate Director to co-manage the outsourced Real Estate data base.

* Manage the corporate key policy program, maintain vendor contact lists, key leaders contact lists, and various other informational documents as required.

* Provide/create and implement cost savings wherever/whenever possible.

* Assignment of special projects, tasks and duties as required.

* Occasional travel 5%-10% to oversee large projects or site relocations

* Escalate issues to management when necessary.

* Perform other related duties as required.

**Qualifications**

* Bachelors or associate degree in business administration, facilities management, technical studies or equivalent Five (5) years to (7) years of technical Facilities with experience preferably in flex warehouse/office space.

* CFM -Certified Facilities Manager designation or equivalent preferred.

* Team player willing to contribute wherever necessary to ensure group success.

* Proven record of providing excellent internal and external customer service.

* Excellent verbal, written, and interpersonal communication skills.

* Good leadership, ability to think logically through difficult problems, but still have the ability to think creatively outside of the box to make sensible decisions and solve problems.

* Ability to communicate and work across multiple business disciplines including the C-suite.

* Demonstrates initiative and reflects a sense of urgency in daily tasks and duties by meeting or improving upon deadlines.

* Basic understanding of computer software programs and base building systems, MS Office, and AutoCad

* Ability to read and understand information and ideas presented orally and in writing including leases and contracts.

* Have general knowledge of Finance and Accounting principles as they relate to Facilities management.

* High organization skills. Detail orientated.
