Construction Assistant Project Manager

LaSalle Network has partnered with a commercial construction company currently seeking a proactive and detail-oriented Assistant Project Manager to join their dynamic team. As an Assistant Project Manager, you will play a pivotal role in overseeing various facets of construction projects, including planning, coordination, budgeting and ensuring timely completion. The ideal candidate will possess exceptional communication and organizational skills, a profound understanding of construction management principles and the ability to collaborate efficiently with diverse stakeholders within our client's commercial construction company. This is an onsite position in Glendale Heights, IL.

Assistant Project Manager Responsibilities:

  • Review and study all available documents such as Alta survey, drawings, budgets, criteria, soils reports, environmental reports, property conditions, site plan approvals and variances
  • Investigate and understand local governmental regulations, code requirements and labor rules
  • Identify utility companies and contacts and understand processes
  • Understand development objectives and identify how they will be met and how potential constraints may affect the project
  • Identify potential environmental issues and appropriate solutions
  • Coordinate, understand and implement tenant requirements
  • Analyze and suggest alternate design solutions including building materials, structural design, site design, construction sequencing, etc., to provide value engineering
  • Provide budgets and cost estimates for site or building alternates including costs of various components. Engage subcontractors for their expertise as required
  • Assist Project Managers in representing the company in strategic planning and meetings
  • Request printing of drawings, specifications, bid documents, etc.
  • Complete a detailed review of drawings, specifications, and bid documents. Assist PM in composing RFIs and compiling RFIs sent by subcontractors to send to architect/owner
  • Track RFIs on RFI Log. Save RFIs sent, responses received and distribute to subcontractors
  • Determine insurance requirements and provide this information to PM and PA for preparation of insurance exhibit bid document
  • Formulate detailed scopes per trade and qualify bids accordingly as directed by PM. Confirm subcontractors' proposals include any additional cost to meet insurance requirements
  • Create schedule as required and as directed by PM
  • Provide information to update PA and Accounting as required throughout the process
  • Participate in job kick-off meeting with office and company field personnel
  • Prepare a template for subcontractor contract, subcontractor POs and insurance exhibit based on the company's final contract with the owner
  • Assist in the preparation of subcontractor/vendor scopes of work for their contract/p.o. Establish and maintain clear and complete scope coverage and delegation of responsibility and risk. Verify insurance requirements can be met or additional cost to do so
  • Arrange and maintain drawing log based on contract drawings and any associated revisions or sketches issued thereafter
  • Receive, print and distribute drawing revisions issued, distributing as required and as directed by PM. Obtain and follow up with any price implications from subcontractors. Receive confirmation if there are none. Provide information to PM for preparation of change orders as required
  • Assist in updates and revisions to the schedule as directed by PM
  • Track submittals based on contract let date and follow up with subcontractor as required. Notify PM of any overdue submittals on a timely basis
  • Provide submittals to PM for review. Process and log submittal reviewed by PM. Send submittals to architect or subcontractor incorporating review comments as required
  • Verify signed contracts and insurance are received in a timely manner and prior to being onsite
  • Oversee weekly log and insurance. Distribute updated reports weekly
  • Anticipate and identify issues throughout the construction process and discuss in a timely manner with PM
  • Maintain contact and communication with company field personnel and subcontractors regarding contracts, insurance and submittals
  • Provide information to update PM, PA, Superintendent and Accounting as required
  • Participate in job wrap-up meeting with office and company field personnel
  • Verify all applicable drawing revisions and submittals have been logged, saved and filed
  • Be an ambassador of the company. Cultivate relationships with existing clients to establish the opportunity for future work, acquire new clients, develop and nurture relationships
  • Engage in conversations with subcontractors, engineers and architects regarding bidding opportunities
  • Assist in creating and updating templates


Assistant Project Manager Requirements:

  • Bachelor's Degree in Construction Management or Associates (equivalent degree)
  • 2+ years of relevant experience
  • Proficient in Word, Excel, Outlook, Microsoft Project and Adobe Acrobat or similar
  • Experienced in estimating software programs
  • Experienced with Project Management Software (i.e., Procore, etc.)
  • Familiarity with Bluebeam and AutoCAD a plus
  • Conceptual estimating with R.S. Means estimating software
  • Experienced with Building Connected online bidding software
  • Sound integrity and professional ethics
  • Outstanding communication and interpersonal skills
  • Excellent relationships with clients, architects, subcontractors, vendors, internal employees, etc.
  • Ability to multitask, prioritize and complete projects on time and within budget
  • Ensure compliance to standards, timelines, and quality
  • Familiarity with trades and cost of materials and labor
