General Statement of Job

Under Supervision, This position entitles a variety of tasks such as maintenance and repair of City owned buildings, under supervision. Services and/or assists in servicing, replacing electrical, carpentry, flooring, others. These employees are responsible for the daily routine of general and preventative facilities maintenance, providing employees and the general public with a safe, clean and comfortable environment. Employee performs duties with minimal supervision with knowledge gained through training and experience. Other related work may be performed as directed.

Specific Duties and Responsibilities

Essential Functions:

Performs various tasks involved in the maintenance and repair of the City-owned buildings and facilities to ensure a safe, attractive and functional environment for employees and the general public.

Performs general carpentry, electrical, plumbing, HVAC and mechanical maintenance and repair work as directed.

Paints interiors, exteriors, woodwork, etc., as needed. Make purchase with P-cards for supplies as needed.

Operates a vehicle, computer, carpentry tools, mechanic's tools, plumbing tools, electrician's tools, and other hand and power tools.

Maintains assigned tools and equipment.

Participates in the on-call schedule that includes evening and weekends.

Performs all work in accordance with City policies, procedures, codes and standards of quality and safety. Prepares daily activity reports, maintenance reports.

Minimum Education and Training

Requires a high school diploma or GED equivalent supplemented by one to two years of experience in facilities management, or an equivalent combination of education, training and experience that provides the required knowledge, skills and abilities. Must possess and maintain valid state of Florida driver's license. Candidates must submit to, and successfully pass, a national fingerprint based criminal history check coordinated by the Kissimmee Police Department in accordance to the standards established by Criminal Justice Information Systems (CJIS) standards. Candidates must complete, and recertify every two years, Criminal Justice Information Systems security awareness training, via CJIS Online, which is coordinated by the Kissimmee Police Department. Must possess or obtain the most current FEMA 100, 200, and 700 Incident Command System certifications within 6 months of appointment to the job.

Minimum Qualifications and Standards Required

Skill Requirements:

Has knowledge of the methods, procedures and policies of the City as they pertain to the performance of duties of the Facilities Tradesworker. Has the ability to comprehend, interpret and apply regulations, procedures and related information. Has knowledge and skills in the areas of electrical, plumbing and mechanic repair and maintenance; general carpentry and construction; and telecommunications system maintenance. Has knowledge of the standard tools, materials and practices of the industry. Has skill in the care and use of required tools and equipment. Is able to make minor repairs and adjustments to equipment and systems.

Has knowledge of basic mathematics. Has skill in the use of computers for records preparation. Is able to prepare simple records and reports. Is able to read and interpret a variety of materials pertaining to the responsibilities of the job. Is able to analyze problems that arise on the job and prepare related recommendations. Is able to use independent judgment in performing routine tasks. Is able to provide work guidance to assigned co-workers. Is able to provide assistance to various departments, supervisors, co-workers and the general public as needed.

Has the ability to learn and utilize new skills and information to improve job performance and efficiency. Knows how to perform duties in a courteous manner and communicate effectively with a variety of persons as prescribed. Is capable of working under stressful conditions as required. Knows how to react calmly and quickly in emergency situations.

Physical Requirements:

Must be physically able to operate a variety of machines and equipment including a vehicle, computer, hand and power tools, etc. Must be able to exert up to twenty pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects. Physical demands are in excess of those for sedentary work; must be able to remain on feet for periods of time, stoop, kneel, crouch, crawl, push, pull, lift, carry and perform manual tasks. Must be able to lift and/or carry weights of up to 100 pounds.

Responsibilities:

Maintains high standards of accuracy in exercising duties and responsibilities. Exercises immediate remedial action to correct any quality deficiencies that occur in areas of responsibility. Maintains high quality communication and interaction with internal and external entities with whom the position interacts.

Performs described Essential Functions and related assignments efficiently and effectively in order to produce quantity of work which consistently meets established standards and expectations.

Assumes responsibility for completing assigned work. Completes assigned work within deadlines in accordance with directives, policy, standards and prescribed procedures. Maintains accountability for assigned responsibilities in the technical, human and conceptual areas.

Exercises analytical judgment in areas of responsibility. Identifies issues or situations as they occur and specifies decision objectives. Identifies or assists in identifying alternative solutions to issues or situations. Implements decisions in accordance with prescribed and effective policies and procedures and with a minimum of errors. Seeks expert or experienced advice where appropriate and researches issues, situations and alternatives before exercising judgment.

Working Conditions:

Works indoors and outdoors in all types of weather. Has knowledge of applicable occupational hazards and safety precautions. Is able to work in uncomfortable physical conditions, including exposure to excessive heat or cold, wetness, humidity, odors, smoke, toxic agents, noise, vibrations, dusts, pollen, machinery hazards, electric currents, etc.
