QUALIFICATION STANDARDS EDUCATION

It is *required* that the Physical Plant Assistant has a minimum of a high school diploma or equivalency. It is *preferred* that the Physical Plant Assistant has experience working with air conditioning, heating, plumbing, and/or electrical. Certifications are not required but are preferred. Clear driving history is a must.

EXPERIENCE

It is *preferred* that the Physical Plant Assistant has one year supervisory experience in long term care, hospital, home health or other healthcare facility working in maintenance. It is *preferred* that the Physical Plant Assistant has two years of experience in maintenance, preferably in long term care, hospital, home health, or other healthcare facility.

DUTIES AND RESPONSIBILITIES

The duties and responsibilities of the Physical Plant Assistant include planning, organizing, developing and carrying out the directing, from the Physical Plant Manager, the overall operation of the Maintenance Department for buildings, grounds and equipment. These responsibilities must be in accordance with current federal, state and local standards, guidelines and regulations governing this Community, and as directed by the Community President & Physical Plant Manager, to assure that the Community is maintained in a safe and comfortable manner.

This position will also act as a backup for transportation for our residents. It will require knowledge of driving a small bus and safely getting residents on and off the bus. Knowledge of using a gait belt is preferred but not required. Training will be given.

FUNCTIONS OF THE JOB ESSENTIAL

The following job functions have been determined to be essential to the position. Management reserves the right to modify this list and other functions as deemed necessary.

- Conduct regular rounds of the Community to check all plant maintenance areas to assure the quality control and safety, health and welfare of residents, employees and others within the Community, and correct or report equipment failure or damage to administration immediately as directed by the Physical Plant Manager.

- Check air conditioning and heating units, fire alarm and emergency generator system and document test results as required as directed by the Physical Plant Manager.

- Check pump station and breaker panels and washers and dryers in laundry room as directed by the Physical Plant Manager.

- Make daily repairs to equipment as necessary as directed by the Physical Plant Manager.

- Check water and boiler temperature, dietary cooking equipment, gas pressure, kitchen hood, sprinkler system, cooling equipment, public address system, fire extinguishers and alarms, fire doors, and electrical outlets, etc, as directed by the Physical Plant Manager.

- Interpret the department's policies and procedures to employees, residents, visitors, government agencies, etc.

- Complete forms, reports, evaluations, studies, etc. to assure control of equipment and supplies.

- Submit accident and incident reports.

- Inspect storage rooms, workrooms, utility and janitorial closets, etc. for upkeep, supply control and safety as directed by the Physical Plant Manager.

- Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of that plan to administration as directed by the Physical Plant Manager .

- Assist in identifying, evaluation and classifying routine and job related maintenance functions to ensure that Universal Precautions are carried out within the Community and that they comply with policy as directed by the Physical Plant Manager.

- Review departmental complaints and grievances from personnel, residents, visitors, etc. and make written reports to administration of action to be taken for correction as directed by the Physical Plant Manager.

- Serve on related committees to determine guidelines or objectives as directed by the Physical Plant Manager.

- Meet with and solicit recommendations for departmental improvement from other department supervisors in accordance with the Physical Plant Manager.

- Inventory and request needed supplies to perform assigned tasks as directed by the Physical Plant Manager.

- Maintain confidentiality of all resident information and Community business.

- Recognize and respond to maintenance emergencies and document observations, interventions and outcomes.

- Maintain temperature control and good repair of physical plant, both inside and out, including but not limited to resident call lights, door alarms, plumbing, heating, air conditioning and other electrical units, nursing and other department equipment such as wheelchairs, etc., maintaining humidifiers, buffing and stripping floors, shampooing carpet, change oil in tractors, snot removal, lawn maintenance, community vehicles, etc.

- Maintain privacy and confidentiality of records and other information relating to residents, employees and the Community.

- Perform assigned tasks in accordance with Community policies and procedures and as instructed by the Executive Director.

- Notify supervisor of pending absence or tardiness with the time frame described in the personnel handbook.

- Establish and encourage an atmosphere of optimism, warmth and interest in residents' activity preferences and needs.

- Assist in driving residents to medical or recreational facilities as directed by the Physical Plant Manager.

OTHER DUTIES

- Complete forms, reports, evaluations, studies, charting, etc. that are not considered as essential functions as directed by the Physical Plant Manager

- Inventory, identify, purchase and monitor equipment and supplies

- Drive company vehicles to and from appointments for residents, as needed.

PHYSICAL STRENGTH REQUIRED

Frequent body movements include, lifting, moving, transferring, bending (static forwards bending Ability to stand and), stooping/ squatting and reaching. Able to do heavy lifting, pushing, pulling and/or carrying of objects weighing up to fifty (50) pounds unassisted with twisting and turning of trunk. Ability to stand and walk prolonged periods of time.
