DHM Properties is currently looking for a Leasing Consultant to perform leasing duties for 3 apartment communities in the Rochester, NY area. DHM Properties is a large and growing Property Management Company headquartered in Albany, NY, which currently manages and operates over 7,000 apartments throughout the NY, CT, MA and NH markets.

Our Leasing Consultants are people who make a big impact in many ways-a friendly smile, a welcoming handshake, a genuine interest in the residents and prospective residents walking through the property office door. Leasing Consultants create a positive and lasting impression on visitors, prospects and residents, and understand its' importance. You will manage your own success by attaining leasing goals, such as occupancy and rent generation and by building rapport with prospects and residents.

As a Leasing Consultant, you will play an important role in all activities related to apartment rentals, move-ins, and lease renewals at the apartment property. Our Leasing Consultants interact directly with prospective and current residents to achieve the property's maximum occupancy. This includes generating and handling traffic, qualifying prospects, leasing apartments and preparing lease documentation.

Responsibilities include:(but are not limited to)

Selling/Marketing

  • Generates interest in the property by selling its benefits and touring the property
  • Markets through face to face interactions, internet, social media and phone conversations with prospects and answering questions about the amenities, local community and grounds
  • Qualifies prospective residents through determining their needs and presenting offerings that match what they are looking for
  • Schedules appointments for showings and follow up
  • Understands the competition and differentiators. Identifies creative methods to generate prospects.

Resident Service and People Relations
  • Provides customer service and supports the company's commitment to go above and beyond residents' expectations in a professional, warm, helpful manner
  • Positively interacts with visitors, residents, service providers, and the general public through live contact, and written and verbal correspondence.
  • Resolves problems quickly and thoroughly
  • Proactively ensures property is in order and solves before issues escalates

Administration
  • Prepares property reports, leases and lease renewals, resident files, and regularly required paperwork
  • Keeps organized through maintaining files and ensuring priorities are completed
  • Answers phones and makes contact via in person, phone and letters to minimize delinquencies and collections
  • Schedules move-in appointments for resident orientation
  • Completes work requests
  • Tracks appointments, move ins and outs, services, bills
  • Orders supplies
  • Creates monthly newsletters

Other duties as assigned

Requirements

Required Skills and Experience
  • 1-3 years' customer service and sales experience required
  • Previous experience in apartment leasing is a plus
  • Retail, hospitality or customer-focused restaurant experience is desirable
  • Computer skills including proficiency in Microsoft Office (including Word and Excel)
  • Excellent interpersonal and communication skills
  • Relationship building ability
  • High attention to detail, organization and follow through
  • Is dependable, self-motivated with the ability to positively resolve conflicting issues
  • Results oriented
  • Ability to be at work regularly and on time


Must have valid driver's license & clean driving record

Reliable transportation required

Ability to work weekends or extended hours as required

Physical Requirements
  • Extensive computer and phone work.
  • Frequent standing, walking and bending, in addition to periods of extensive sitting
  • Walking and climbing stairs

$18.00 - $20.50 per hour, based on experience
