Job Summary:
The Leasing Agent will provide support to the community in day-to-day leasing activities that could include multi-site coverage for build to rent communities within the portfolio of one major geography. A positive, professional, motivating and team-oriented attitude is expected in this role as you will interact with prospects, residents, contractors, vendors, and ARK Homes for Rent colleagues. Real Estate Licenses is preferred.
Essential Job Duties and Responsibilities:
Show homes to prospective residents and schedule appointments for daily leads from all sources.
Uphold a professional, yet friendly, atmosphere.
Maintain a strong closing ratio.
Achieve weekly goals set forth by management.
Complete all required leasing training.
Answer incoming calls/emails.
Follow up daily with all prospects and leads.
Greet prospective residents and determine needs and preferences by professionally presenting community and specific homes while communicating features and benefits.
Maintain awareness of market/industry conditions and trends. Contribute to the marketing of the community and improving resident satisfaction.
Complete market surveys
Inspect marketing path and model home of community daily. Tidy up as needed.
Assist in maintaining clubhouse and office area.
Update social media sites to market the community and assist in creating advertising campaigns and newsletters.
Develop online presence for the community by targeting new followers and creating engaging content.
Organize, promote and host monthly resident functions as well as Open Houses
Walk vacant homes as needed to ensure readiness for touring and or move ins.
Largely focus on resident satisfaction and retention.
Education and/or Experience:
Minimum of 6 to 12 months of leasing experience
Proficiency with MS Office applications (Outlook, Word, and Excel), as well as property management software preferably Yardi
Strong Customer Service Skills
Excellent organizational and communication skills
Valid Driver s License required.
Ability to work flexible hours, Saturdays are required and some evenings (hours may vary to meet the business needs of the community)
A desire to exceed and thrive in a fast-paced environment
Fair Housing knowledge
Real Estate License required
Must be able to lift and carry up to 25 lbs.
