General Function

Facilities Maintenance is a Monday thru Friday 8 a.m. to 5 p.m. department.

The Journeyman Plumber performs skilled technical work in the installation, repair, replacement, and maintenance of domestic water systems, heating water systems, sanitary sewer systems, storm sewers, gas pipe (both threaded and fusion welded), steam and condensate pipes, and fire protection systems in all University structures and grounds following recognized procedures and techniques of the plumbing trade. The Journeyman Plumber maintains the heating, water, gas and plumbing systems using hand and power tools such as sewer auger or vacuum plunger, acetylene torch, soldering and welding equipment, sewer camera, pipe locator, and related plumbing tools. The Journeyman Plumber also practices preventive maintenance of plumbing tools and equipment, and complies with federal regulations governing environmental protection, hazardous waste disposal and the use of chemical substances and materials common to the plumbing trade. The Journeyman Plumber monitors and reports maintenance issues needing attention to the appropriate authority.

Description of Primary Duties

1. Performs journeyman-level work in the installation, repair, replacement, and maintenance of heating, water, gas line, plumbing, sanitary sewer systems, storm sewers, gas pipe (both threaded and fusion welded), steam and condensate pipes, and fire protection systems in all University structures and grounds by inspecting the work site to determine the materials equipment, tools, and method to be used, locating underground piping, as required, developing a plan or layout for the work, updating and following blueprints, sketches, or schematics, assembling, building, repairing, rebuilding, modifying, or installing materials and equipment as required by the scope of work, and using hand and power tools common to the plumbing trade.

2. Completes assigned projects with quality workmanship by using hand or power tools (such as sewer auger or vacuum plunger, acetylene torch, soldering and welding tools, pipe threaders and cutters, gas leak detector, sewer camera, pipe locator, and appropriate chemicals) to install, alter, or rebuild high pressure steam, water, and gas lines, valves, traps, drains, basins, faucets, electronic flush valves and faucets, lavatories, sinks, hydrants, and other plumbing fixtures and equipment, cutting and joining pipes (both threaded and fusion welded), and recommending the use of additional departmental personnel or contract personnel (as appropriate) to meet assigned completion targets.

3. Repairs or replaces damaged plumbing fixtures such as sinks, toilets, showers, bathtubs, water heaters, electronic flush valves and faucets, and drinking fountains, or connects them to outlet and inlet pipes by making adjustments in pumps, regulators, and associated piping, threading, bending, or fusion welding pipe either by hand or by use of power equipment, screwing, bolting or fitting gaskets, couplings, traps and valves, and soldering, lead wiping, and/or acetylene cutting and welding connections to seal joints where necessary.

4. Provides means of access to route pipe(s) through walls, floors, and other structures as may be required by dismantling or cutting through structural and other physical barriers in order to gain access for repairs or for new installations.

5. Protects University property and equipment from damage during assigned work by removing furniture, wall fixtures, and equipment from work sites if possible or covering immoveable items with protective cloths, covering floors with cloths or tarpaulins, and erecting scaffolding or support structures in a manner that prevents damage.

6. Restores assigned work sites to their original condition at the completion of work by removing scaffolding or support structures, drop cloths, and tarpaulins used during the project, returning furniture and equipment to their proper location, setting up equipment that had been dismantled, and coordinating the painting, plastering, or replacing tile(s) and other structural effects through which holes have been cut for pipes.

7. Assists with documenting the cost of repairs by keeping records of time and materials to be charged to each job using the work order system and providing periodic status reports to the designated supervisor regarding the status of work projects, material consumed, and man-hours utilized.

8. Practices preventive maintenance of plumbing tools and equipment by performing spot checks of equipment to determine their working condition, oiling moving parts, cleaning and servicing tools and equipment as directed or specified in the operator's manual, and returning damaged tools and equipment for repair or replacement.

9. Provides technical assistance in the purchase of new or replacement plumbing tools and equipment by being knowledgeable of the capabilities of various types of equipment and recommending the purchase of plumbing tools and equipment that meet the needs of the Mechanical Department.

10. Reduces the likelihood for liability regarding the University's compliance with federal regulations by complying with policies, laws, and regulations governing environmental protection, safety, hazardous waste disposal, and the use of chemical substances and materials common to plumbing work.

11. Contributes to an accident-free work environment by complying with operator's instructions for the use of power tools, wearing protective gear such as goggles, hearing protectors, back supports, and work gloves, reporting incidents of unsafe work activity to supervisors, and following standard safety precautions during work.

12. Where applicable, may provide assistance to residents by responding to maintenance issues in student rooms, common areas, and private and common bathrooms.

13. Contributes to a work environment that encourages knowledge of, respect for, and development of skills to engage with those of other cultures or backgrounds.

14. Maintains competency and currency with developments in the trade through self-directed professional reading, attending professional development courses, and attending training and/or courses required by the designated supervisor and/or the Maintenance Supervisor.

16. Contributes to the overall success of the Mechanical Maintenance Department by performing other essential duties and responsibilities as assigned.

Minimum Acceptable Qualifications

Education: A high school diploma or the equivalent is required. Completion of a plumbing vocational/technical school or a recognized apprenticeship program in the plumbing trade is preferred.

Experience: At least six years successful experience in the plumbing trade is required. Documented journeyman status is required. A working knowledge of building and plumbing codes is required.

Skills: Requires general mechanical ability which includes skills in the use of electrical test equipment, small hand and power tools, mechanical equipment and materials applicable to the plumbing trade. The ability to interpret wiring diagrams, blueprints, and schematics is required. The ability to locate underground piping and document piping location on blueprints is required. Computer literacy is required. The ability to develop knowledge of, respect for, and skills to engage with those of other cultures or backgrounds is required.

Effort: Must be able to lift and carry materials and equipment weighing up to 50 pounds on a frequent basis and up to 100 pounds on an occasional basis; prolonged standing and frequent bending, stooping, and reaching on a daily basis. Requires a full range of physical motion in order to operate manual and electrically-powered tools and plumbing equipment. Must be able to move throughout campus, including climbing stairs in all University buildings, in order to perform plumbing work. Work is performed indoors and out-of-doors, occasionally in environments that are dusty, noisy, or which could have work hazards. Some positions in this job classification (job title) are designated as essential employees who must report to work as scheduled when University offices are closed due to severe weather; the supervisor will communicate whether the particular position is considered essential and under what situations.

License: A Journeyman plumber's license is preferred.

Other: A valid Missouri drivers license is required. A valid backflow preventer license is preferred. Scope of the position requires exposure to and use of chemicals, solvents, and cleaners common to plumbing work that may be hazardous and/or cause injury if specific instructions regarding their mixture, use, and disposal/storage are not properly followed.
