Moss & Company is currently looking for a Property Manager for one of properties in Westwood, California.

The Position

As the Property Manager, you are a team builder and leader who provides support, mentorship and direction to ensure high level of Employee and Resident Engagement.


You are responsible for meeting the Owner s asset performance expectation, providing a superior level of customer service to residents, guiding and mentoring your team, and making innovative ideas that would bring positive impact to the day-to-day operations of the property.


This position is responsible for, but not limited to, the following:

  • Responsible for the day-to-day operations of the community;
  • Leads and manages rental activity efforts including traffic, move-ins, system updates of available units;
  • Maintains high occupancy level through effective resident retention strategies and activities; lease renewal efforts, etc.;
  • Handles and address resident requests and concerns;
  • Oversees rent collection and expense control;
  • Coordinates and oversees maintenance tasks and requirements of the property;
  • Assists with payables/receivables and other accounting activities, if and when needed;
  • Assists in budget preparations, variance analysis, and other financial reporting review (if needed);
  • Conducts regular property inspections/walks and takes appropriate actions to resolve and address property needs and safety concerns;
  • Stays abreast of industry & market changes/updates and comps within the property proximity;
  • Ensures that resident notices are delivered within established guidelines and are in compliance with related Fair Housing, local, states, and federal laws;
  • Perform other functions/tasks as may be required by the position and/or directed by the supervisor and/or required by the position.


Professional Requirements

  • Three years of property management experience/as a Multi-family Property Manager with more than 150 units
  • Proficiency in using property management software preferable Yardi
  • Excellent communication and organizational skills
  • General office experience
  • Proficiency in Google Suite required
  • Ability to interact effectively with prospects, residents, peers and management
  • Excellent customer service skills
  • Must be extremely organized, oriented and able to multi-task
  • In-depth knowledge of real estate laws, regulations, and market trends
  • Ability to lead and guide a team



Physical Requirements:

  • Frequently move/traverse, ascend/descend stairs in/around the property.
  • Constantly operates computer and other office machinery.
  • Constantly positions self to bend, stoop, reach, lift.
  • Occasionally lift/move/carry up to 25lbs with/without assistance
  • Constantly communicate, converse and exchange information with coworkers, vendors, residents and visitors.
  • Constantly works in outdoor weather conditions.


Note: This position includes a free 1BR unit and commission structure.
