Multifamily Assistant Maintenance Technician


Job Details

Supports the Maintenance Supervisor in ensuring that the physical aspects of the property meet Oldham Goodwin Group Management's established standards and any applicable laws. Diagnoses problems and makes repairs in areas such as HVAC (if certified), electrical, plumbing, pool, carpentry, dry wall, exterior structural and appliances.

Reports To: Community Manager / Assistant Community Manager / Maintenance Supervisor

Position Summary:

Supports the Maintenance Supervisor in ensuring that the physical aspects of the property meet Oldham Goodwin Group Management's established standards and any applicable laws. Diagnoses problems and makes repairs in areas such as HVAC (if certified), electrical, plumbing, pool, carpentry, dry wall, exterior structural and appliances.

Essential Job Functions:

Repairs and maintains physical structures of apartment homes using hand tools and power tools.

Replaces defective electrical switches and other fixtures.

Paints structures, repairs drywall and woodwork with carpenter's tools.

Repairs plumbing fixtures.

Repairs boilers and appliances.

Maintains pool and pool furniture.

Updates daily log for pool chemicals.

Maintains BBQ grills.

Repairs floors and tile.

Performs various non-technical functions such as maintaining exterior lighting, ground equipment repair and preventative maintenance, caulking, touch up painting, pool maintenance, lock repairs, etc.

Provides assistance to the maintenance staff as needed.

May maintain and clean grounds to ensure property presentation meets OGG Management standards.

Escalates maintenance issues and/or concerns to supervisor

Perform HVAC functions with proper certification, or have the ability to obtain certification.

Responds promptly to all on-call requests.

Completes work orders according to OGG guidelines and safety standards.

Completes all required logs, paperwork or checklists related to inventory tracking or hazardous chemicals.

Maintains tools and equipment in the maintenance shop in an orderly manner and according to OGG Management policy.

Reports any maintenance issues and/or concerns to supervisor in a timely manner.

Performs other duties as assigned.

Knowledge, Skills and Abilities:

High school diploma or equivalent.

Minimum 2 years' experience in field or related area.

HVAC certification and experience as it applies to any HVAC responsibilities.

Knowledge of standard concepts, practices and procedures within a particular field.

Speak, read and write Basic English.

Availability to work evenings and weekends according to business needs of the company.

Ability to move/lift up to 75 pounds as needed.

Requires a certain degree of creativity and latitude.
