Position Overview:

Our client, a major Construction Company is seeking a Director of Procurement, where you'll lead purchasing operations with precision and strategic insight. Your role is pivotal in optimizing procurement processes across diverse commercial construction projects, ensuring maximum profitability and project success. Seeking a detail-oriented professional with a knack for efficient buyout strategies and effective negotiation skills. The ideal candidate will bring a track record of strategic sourcing, supplier relationship management, and cost optimization within the construction or related industries.


Key Responsibilities:


Purchasing Management:

  • Collaborate on Owner Contract Review, focusing on key terms.
  • Engage in Project Hand-off meetings to align with Bid/GMP budget and strategize buyout approach.
  • Evaluate bid proposals and conduct bid leveling for selection.
  • Confirm subcontractor or vendor choices with Project Teams.
  • Analyze Contract Documents and align with trade work.
  • Maintain Scope of Work Database integrity.
  • Foster open communication with vendors and subcontractors.
  • Forecast trends in Trade Purchasing.


Subcontracts and Purchase Orders:

  • Develop Purchasing Strategy for each project.
  • Coordinate buyout across multiple projects.
  • Monitor buyout schedule adherence.
  • Track buyout results against project budgets.
  • Coordinate with Estimating team for consistency.
  • Align schedule commitments with subcontract/purchase orders.
  • Address scope gaps between trades.


Risk Management/Prequalification:

  • Manage Subcontractor and Vendor Pre-Qualifications.
  • Maintain data and prequalification approvals.
  • Recommend risk management tools based on prequalifications.
  • Monitor subcontractor utilization and industry capacity.
  • Ensure balanced sub-utilization for competitiveness.
  • Expand subcontractor pool as needed.
  • Nurture key subcontractor and vendor relationships.
  • Facilitate timely Lessons Learned meetings.


Qualifications:

  • 10+ years of Estimating and Project Management experience in commercial construction.
  • Demonstrated success in the Buy-out process.
  • Bachelor's Degree in Construction Management, Civil Engineering, or Architecture.
  • Proficiency in Blue Beam and Microsoft Excel.
  • Strong communication and negotiation skills.
  • Experience with AIA Contract Agreement and General Conditions.
  • Comprehensive understanding of construction materials, structures, facades, and MEP Systems.
