Owners are able to take advantage of our global, innovative expertise to develop one of the leading brands in hospitality.What will I be doing?Branded Residential and Luxury Development at Hilton is focused on growing Hilton s Luxury Platform comprised of its Waldorf Astoria, LXR, and Conrad brands among its hotel, residential, resort, and Convention hotels. Hilton is focused on this critical sector of the lodging/mixed-use real estate industry.As the Senior Director, you will source and lead multiple mixed-use deal opportunities in the US and Canada, as well as support other Developers with hotel deal opportunities in the Americas. In collaboration with the SVP, Luxury & Mixed-Use Development, and other Senior Developers, you will set the strategy, plan, direct, implement and manage the expansion of luxury brands in the market, and in particular those that are "stand-alone" Branded Residences.Ideally, you will be experienced in real estate development and acquisition in order to identify new build or conversion opportunities for company investment. You will partner closely with VPs and Directors of Regional Development to ensure all deals with the potential to fit within the luxury brands are discussed and appropriately progressed. Through collaboration, you will ensure all regional development goals, key measurements, and targets are met or exceeded.More specifically, you will:Effectively collaborate across the business to draft, articulate, and refine Hilton's residential strategy for the Americas with respect to Hilton's chosen brands and business models.Maintain the profile of Hilton with industry partners and members of the investment community.Establish, improve, and maintain productive, quality working relationships with the luxury and branded residential development community, owners (current and prospective), industry consultants, financiers, developers, real estate advisors, government officials, and the wider business community, to the ultimate benefit of the development function.Work effectively with owners, internal and external advisors, and colleagues to implement deals according to agreed-upon priorities and Hilton standards, and in conformity with corporate approvals. This involves conducting negotiations with the objective of securing integrative gains rather than distributive (zero-sum) outcomes.Establish budgets for external advice and projects, and complete within agreed budgets, identifying any possible issues early on in the process.Maintain up-to-date knowledge of Hilton brands and product initiatives, and implement appropriate sales strategies accordingly. This involves ensuring development is driven at current Hilton standards.Collaborate with colleagues, industry contacts, investment parties, etc. to generate leads that conform to agreed strategies and standards and to identify development opportunities at the local and group level.Provide quick and accurate assessments of business opportunities, ensuring early consensus on business projections, key business owners, etc. This involves working closely with colleagues to rapidly filter opportunities and establish appropriate prioritization of projects. You will provide candid and early identification of risks and opportunities associated with renewal projects.Rapidly obtain agreement on deal structures, negotiating parameters, and fallback positions with relevant colleagues. This includes involving Operations VPs to ensure that Policy guidelines are followed. You will generate creative structures and mechanisms to deliver deals without adding unnecessary complexity.Maintain accurate and agreed-upon Renewal and Retention Activity reports.Complete Development Authorities liaise appropriately and early to get approvals in place.Prepare appropriate documentation to secure Investment Committee Approvals etc.Ensure timely and appropriate involvement of other Hilton teams (e.g. Architecture, Design & Construction, Operations, Finance, Legal & Brand) to ensure concise handover of projects and completion of due diligence.What are we looking for?We believe success in this role will demonstrate itself through the following attributes and skills:Builds collaborative relationships and communicates successfully across the enterprise, while selling-in ideas that are not always popular.Ability to summarize complex information and present findings in a confident, clear, and concise manner to senior executive and owner audiences.Forward-thinking leader who is resourceful, with the ability to look beyond existing business and technology limitations; can persuade, influence, and implement innovative methods and processes.Problem solver who can resolve issues effectively and creatively while maintaining a high level of flexibility, professionalism, and integrity.Strong customer service and communication skills (verbal, written), while employing diplomacy with high-level executives and customers within the organization on a global scale.To fulfill this role successfully, you should demonstrate the following minimum qualifications:Seven (7) years of professional experienceSignificant experience working in hospitality in Development, Real Estate, Finance, Legal, and/or OperationsExperience in the negotiation of high-value and complex branded residential and/or mixed-use hotel deal agreementsFamiliarity working in multi-functional teams and experience in a matrixed corporate operating modelTravel as required (50%)It would be helpful in this position for you to demonstrate the following capabilities and distinctions:Bachelor's or Master s Degree in a relevant fieldProven experience developing Managed and Franchise hotel agreementsExperience analyzing NPV and IRR analyses and understanding capital sources.Architectural, Construction, or cost estimating experience is a major advantage.Experience delivering multiple projects and proficiency with prioritizing resource allocation based on business needs and return on investment, meeting tight deadlines, and being decisive under pressureWhat is it like working for Hilton?The future of hospitality is bright at Hilton: a leading global hospitality company with a diverse portfolio of world-class brands.
