This has been the SDC approach since 1985 and it is why iconic brands attach their names to ours.The PositionThe Senior Property Manager oversees all financial, operational, and supervisory aspects of property management in the downtown Austin area. This role entails budget preparation, vendor oversight, and fostering tenant relations for Class A properties- mid/high-rise buildings, all under 10 years old and situated within two blocks of the office.Job Duties/Responsibilities:

Supervise building engineers and department administrators, providing guidance, performance reviews, managing their professional development, and keeping track of their paid time off.

Prepare annual budgets, forecasting income & expenses for the portfolio.

Review monthly rental charges and reconcile annual expenses, sending timely notifications to tenants as necessary.

Review accounts payable (AP), approve payables, determine escalatable expenses, and apply property allocation splits when warranted.

Review general ledger (GL) and reclass any miscoded expenses.

Review accounts receivable (AR) reports, contact tenants to facilitate collection of agings, or answer billing questions.

Supervise the tenant billback process, ensuring proper billing and reimbursement in a timely manner.

Oversee vendor contracts for performance, quality, and value, periodically rebidding service providers to ensure acceptable pricing.

Administer and execute the budget as a property business plan.

Monitor the Tenant Work Order system to ensure a reasonable response time to requests, following up with tenants and technicians as needed.

Request, collect, file, and track Certificates of Insurance (COIs) for tenants, building vendors, and tenant s vendors.

Communicate with tenants on building matters, sending memos on projects or events.

Manage and supervise the administration, improvement, maintenance, and general operations of commercial properties within budget, ensuring proper maintenance by in-house engineers and outside vendors.

Ensure smooth building operations and services that meet or exceed tenant expectations.

Fulfill landlord s obligations to tenants and maintain high customer satisfaction.

Complete incident reports when needed and file insurance claims as warranted.

Perform other related duties as assigned.Requirements:

7-10 years of proven success in a Commercial Property Manager role.

Bachelor's Degree in Business Management, Finance, Accounting, or a related field.

MRI or Yardi accounting software experience preferred.

Impak or Angus work order experience a plus.

Exceptional skills in organizing work with attending to detail.

Results-oriented with a positive, team-player attitude.

Ability to organize, manage, and track multiple projects simultaneously.

Exceptional written and verbal communications skills.

Must be proficient in MS Word, Excel, PowerPoint, and Outlook.
