JOB TITLE: Housing Maintenance Tech I

ORGANIZATIONAL UNIT: Housing

SUPERVISOR: Lead Maintenance Technician

FLSA: Non-Exempt

SALARY RANGE: $35,000 - $40,000

** ALL FULL TIME POSITIONS: In addition to your pay, your salary also includes Medical, Dental and Vision Insurance. The Biweekly deduction from employee paycheck is $40.00 for Employee Only, $95.00 Employee plus Children, $120.00 Employee plus Spouse, and $140.00 Employee plus family. **

JOB SUMMARY: Perform laboring work in maintaining the Housing rentals/homes and grounds.

SPECIFIC JOB SKILLS: Strong working knowledge of current repair and maintenance techniques and procedures. Ability to use a variety of hand and power tools. Ability to deal effectively with all types of people. Knowledge of building codes. Ability to speak read and write English.

ESSENTIAL FUNCTIONS:

Keep rentals, homes and offices in the housing inventory maintained by performing preventative and responsive maintenance activities.

Perform unit make-ready assignments as needed.

Assist the Affordable Rent Manager with annual and quarterly unit inspections and work write-ups as needed.

Maintain a Housing Department presence within the housing developments and report any unusual activity.

Responsible for the safety of self and others around them. Must report any defective tools, materials or conditions that could cause an injury.

Perform duties as assigned by supervisor or management.

ESSENTIAL SKILLS:

Must demonstrate the skill necessary to operate hand and power tools in a safe and efficient manner.

Must understand basic carpentry concepts and techniques.

Must maintain a clean driving record to use Housing Department vehicles essential to carrying out maintenance duties.

Must be willing and able to perform physical labor.

MINIMUM QUALIFICATIONS FOR CONSIDERATION:

Basic knowledge of standard operating procedures for mechanical equipment

Basic plumbing, building maintenance, construction, painting and home repairs.

Ability to interact with Tribal employees, Tribal members, vendors, and the general public

Sufficient experience to provide strong working knowledge of maintenance and repair practices and techniques and a minimum of 3 years of equivalent level experience, preferably in similar setting.

PHYSICAL REQUIREMENTS/JOB CONDITIONS: Ability to work in adverse conditions such as inclement weather and cramped conditions while repairing and maintaining buildings and grounds. Requires use of a variety of hand and power tools, chemicals and paints. Requires periods of walking, standing, stooping, working in confined spaces or height, and lifting or moving objects up to 75 pounds. Must have the ability to move appliances, hot water tanks, etc. Regular attendance is required in accordance with a regular schedule and rotating weekends established for the position by the supervisor.
