About the Position: The Resident Sales Manager is the first point of contact with all prospects. This position is responsible for the leasing and sales process from lead generation to signing the lease, while providing an exceptional customer service experience to all prospects across multiple properties. This position is dedicated to fostering an on-going positive relationship with residents, to ensure the maximum number of lease renewals.

Key Position Responsibilities:

  • Achieve or exceed multi-property sales goals including occupancy rate and renewals to ultimately meet rental revenue expectations
  • Work in collaboration with the Marketing and Sales Directors to develop and implement creative marketing strategies to attract prospective tenants, including online listings, social media campaigns, and community outreach
  • Monitor market trends and competition to adjust marketing efforts and pricing strategies accordingly
  • Work in tandem with the Resident Relations Director/Manager to foster positive relationships with current residents at mulitple properties, addressing their needs and concerns promptly and professionally
  • Maintain accurate leasing records, including applications, leases, move-in/move-out inspections
  • Act as the primary point of contact for prospective residents, providing information, conducting property and available unit tours, and ensuring a seamless leasing experience
  • Utilize dynamic sales skills to effectively communicate the unique features and benefits of each property to potential tenants
  • Negotiate lease terms and agreements, ensuring a win-win situation for both the company and the resident
  • Following up, prospecting and networking within the community to ensure a robust pipeline of potential residents

What You Bring:

  • Bachelor's Degree preferred
  • 4+ years of proven sales experience, preferably in the hospitality industry
  • Excellent interpersonal, leadership, and communication skills
  • Valid driver's license and reliable transportation for frequent travel between properties
  • Dynamic and persuasive sales skills
  • Strong organizational and multi-tasking abilities
  • Proficiency in property management software and MS Office Suite a plus

Compensation: In the spirit of pay transparency, we are excited to share the base salary for this position is $67,000 annually, exclusive of fringe benefits or potential sales commission. Base pay is one part of the total package that is provided to compensate and recognize employees for their work. This role is eligible for additional discretionary incentives with target earnings of $150,000 annually based on achievement of sales goals.

Location: The position is required to be based onsite at Kaia Apartments located at 2457 Lomita Blvd, Lomita, CA 90717 with frequent travel to our portfolio properties in Cerritos, Lomita, Newport Beach, or Orange, CA.
