The Mortgage Loan Officer is responsible for advising new and existing clients on residential mortgage programs. The Mortgage Loan Officer produces high quality loans which meet HomeServices Lending guidelines while providing excellent customer service.

Key Responsibilities:

  • Promotes HomeServices Lending and its products. Develops and maintains a high degree of visibility for HomeServices Lending in the marketplace
  • Advises prospective and existing customers of Prosperity's programs, rates, policies and procedures
  • Analyzes detailed financial and credit data; matches customer needs to an appropriate loan program and level of risk
  • Obtains residential first mortgages for HomeServices Lending while adhering to all company policies and government regulations
  • Receives customer applications, quotes the rate and points, and completes follow-up activities with the registration lock-in
  • Services new and existing clients. Coordinates with processing and closing areas to facilitate a prompt and accurate loan closing; monitors loan status; ensures that complete loan documentation is provided for internal processing
  • Sets realistic expectations of the loan process by explaining company policies, procedures and underwriting requirements; communicates loan status to external customers
  • Sets and achieves personal production and service goals; contributes to company market share and branch profitability
  • Creates a balance between loan production volume and quality; meets Company standards for accuracy and fall-out
  • Complies with industry-related regulations, requirements and state/federal laws as applicable to the job duties of this position
  • Meets or exceeds company standards for Initial File Quality (IFQ)


Minimum Requirements:

  • College degree in Finance or Accounting or related field, or equivalent combination of training and experience
  • Two to three years' experience as a loan originator, processor, or underwriter
  • Must possess Mortgage Loan Originator license obtained through Nationwide Mortgage Licensing System (NMLS) as required by any and all states where employee is conducting loan activity
  • Must have knowledge of company products, policies, procedures, underwriting requirements and conventional and government loan requirements, which is normally acquired through related experience in real estate, mortgage or a similar industry; or have the ability to gain the required knowledge within a reasonable timeframe. Requires ability to thoroughly comprehend programs and policies and be able to communicate these policies effectively to customers
  • Ability to set and reach production goals as required to meet Company loan standards; proven sales and negotiating skills and abilities
  • Ability to analyze customers' needs and assist in the selection of a loan program to fit their individual needs
  • Must have excellent communication/customer service skills and have a high attention to detail
  • Ability to work independently while working to achieve personal production goals
  • Excellent reading and mathematical skills
  • Ability to travel within the local area to make contact with bankers, realtors, builders and other sources; must be able to provide own transportation
