Job Title Point Venture Property Owners Association General Manager Location 555 Venture Blvd. South, Point Venture, Texas Salary Based on experience Job Summary The General Manager is responsible for the consistent and timely management of the properties, amenities, and resources

of the PVPOA in accordance with the policies and directives established by the Board of Directors. The GM works with all

members of the Board but reports directly to the President of the Board of Directors. Responsibilities include but are not

limited to:

1. General Management:

a. Possess excellent people skills and good communicator.

b. Strategic problem solving skills.

c. Ability to follow through on tasks and meet deadlines.

d. Willing to participate and organize PV activities.

e. Oversee security on PVPOA property {POA staff courtesy guards and security weekend contract).

f. Maintain friendly and helpful attitude toward all POA members, suppliers, contractors, and lessees.

g. Interact on behalf of PVPOA with all municipalities, Village Council, WCID, Townhouse Association, LCRA, TCSO,

and ESD 1.

h. Interacts with membership, resolves grievances, and provides knowledge of all governing documents, rules,

and policies.

2. Personnel Management:

a. Oversee hiring and dismissal of PVPOA staff.

b. Annual performance reviews for Director of Golf, Manager of Member Services, Courtesy Guard Supervisor,

and Maintenance Supervisor.

c. Schedule and approve vacation and overtime for POA class employees.

d. Sets salaries and pay raises for personnel pay. Board of Directors are responsible for GM''s salary rate and raises.

e. Supervise, schedule office and operation staff priorities and duties.

f. Provide oversight on all HR issues. Updates all policies, procedures, and employee handbook.

3. Financial Management:

a. Ability to develop and follow a $2M budget.

b. Ability to develop and follow an annual Capital Expenditure budget and develop/maintain Capital

Expenditure Project Budgets.

c. Approve all vendors invoices, assure all bills paid on time, signs AP checks, and reviews biweekly payroll.

d. Approve the production of all financial reports required by the PVPOA Board including but not limited to,

budget performance report, P & L statements, Balance Sheet, and Accounts Receivable Report.

e. Assure timely collection of all monies owed to PVPOA.

f. Generate and obtain Board approval for all Capital Expenditures.

g. Negotiate all contractor agreements, per Board directives.

h. Purchase and/or approve all equipment and supplies needed to maintain and improve all POA property.

i. Act on behalf of the PVPOA as Landlord, assuring marina restaurant Lessee compliance and all other EBR''s.

j. Responsible for the management of all PVPOA investments, bank accounts, bank transfers and reserves.

k. Prepares for annual audit and works directly with Auditors

4. Administrative Duties:

a. Annual procurement of insurance (Property, Workers Comp, Liability, D&O). Provides annual audit of all real

property, equipment, and assessed market values.

b. Enforcement of the PVPOA Deed Restrictions, strictly follow legal procedures and required documentation.

Work with the Village of Point Venture regarding member complaints to reduce redundancy.

c. Implementing and enforcement of the PVPOA Rules and Regulations per Board directives.

d. PVPOA Annual Board of Directors Election

i. Create election materials (election timeline, nomination form, biographical information, ballot,

and instructions) and distribute to membership.

ii. Organize and serve on Ballot Counting Committee. Create all documents (counting ballot

sheets, Committee election results report). Validate all received ballots against membership

list. Submit Committee election results at the Annual Board of Directors meeting.

e. Provide training, guidance, and materials to new Board of Directors.

f. Provide PVPOA Board Meeting agenda, minutes, financials and supporting documentation via Board packet for

all Board meetings.

g. Attend PVPOA Board workshops and provide supporting documentation for proposed agendas.

h. Provide Board of Directors with Texas HOA Law Legislative Updates and implement new laws as required.

i. Create quarterly newsletter following each Board of Directors meeting and mass email to membership.

j. Regularly report to the Board of Directors, priorities, and progress/monthly Manager''s Status Report.

5. Property and Facility Management:

a. Make recommendations to Board of Directors regarding the management of properties and resources of the

PVPOA. Recommend new projects to the Board of Directors as needed.

b. Assure all PVPOA building, land and equipment are properly maintained.

c. Supervise all projects within budget on a timely basis. Verify and justify expenditures.

d. Work closely with all Committee/Task Force Chairs to assure that they have the support needed to accomplish

their goals for the year.

e. Obtain bids as needed for contracted work. Qualify and quantify bids before presenting to Board of Directors.

f. Interact on behalf of PVPOA with LCRA regarding Highland Lakes Marina Ordinance compliance.

g. Marina management and compliance.

h. Oversight of Golf course management and compliance.
