Summary/Objective

Hill Tide Partners, a real estate development company that provides growth capital and investment services to its strategic operating partners, is seeking an Asset Manager. The ideal candidate would have some formal accounting training or education. This is not a remote or full-time work from home position.

Together with its partners, Hill Tide is actively developing multifamily communities in SC, FL, GA, NC, VA, TX, AZ and OK and has a growing portfolio of 47 projects. Key Asset Manager Responsibilities

  • Overall, this person is the lead point of contact for projects that have achieved stabilization.
  • Serves as primary liaison with project management company.
  • Works with management company on lease-up plan.
  • Works with management company on budget needed to achieve stabilization.
  • Attend management company meetings, as necessary.
  • Visit project sites, as necessary. Ensure projects are in like new physical condition.
  • Maintain watchlist and improvement plans for projects needing specific attention.
  • Monitor financial statements, occupancy, cash flow/ DCR on a regular basis elevate possible issues to management.
  • Assists project acquisitions team with transition from construction completion to lease-up.
  • Review LPAs and loan agreements to ensure Hill Tide is sending all necessary reporting requirements on a monthly, quarterly, or annual basis.
  • Produce portfolio cash flow projections, monitor against previous projections, identify positive or negative trends.
  • Help maintain integrity of data in company s database to produce reports.
  • Track real estate taxes track in database and help coordinate appeals, if necessary.
  • Insurance coordinate renewals, analyze costs and potential savings.


Required Experience

  • The ideal candidate will have some formal accounting experience or education. Experience with apartments preferred. Bachelor s degree from an accredited four-year college or university with an emphasis on accounting or finance.
