The Online Sales Consultant is a role offered to one who displays a high degree of competence, talent and professional demeanor. This is a salaried full-time position that will require working weekends. The OSC serves as the first point of contact and local market expert for all new leads and as the liaison between prospective homebuyers and the Community Sales Manager.

What Will You Be Doing?
  • The Online Sales Consultant will respond to new home sales phone calls, emails, web inquiries and chat inquiries and directs pre-qualified leads to the appropriate Community Sales Manager.
  • Provide immediate email or telephone response to all customer requests. This requires being logged into your laptop in order to have immediate access to company systems including HubSpot and Kova/Sapphire at all times during working hours. Response time expectations:
    • Respond to all internet leads within 5 minutes of initial request for information
    • Respond to caller inquiries immediately or at maximum within 5 minutes from initial call
    • Engage with chat inquiries immediately during designated business hours
  • Build rapport with prospective buyers, answer question, take them through the discovery process, highlight floorplan features, community amenities and special features, review the variety of plans and customizable options, and/or otherwise provide the prospective buyer with enough information to generate further interest.
  • Educate internet prospects on current and future communities and product offerings, effectively creating desire to visit our model homes and set an appointment with a Community Sales Manager.
  • Schedule initial appointment between the customer and Community Sales Manager.
  • Follow outlined workflow processes for each lead type to ensure proper follow-up and to keep customers engaged.
  • Utilize lead management software (HubSpot) to manage and nurture leads and Realtors through a series of follow-up to maintain continuous engagement and uncover incremental sales.
  • Demonstrate proficiency and full-utilization of lead management software (HubSpot) to log all activities, including but not limited to phone calls, emails, follow-up tasks, and updating notes on each prospect with every interaction.
  • Utilize strong prospecting skills to work all leads until they are ready to move to the next phase of the sales process.
  • Initiate and maintain email drip/nurture campaigns and revival campaigns using HubSpot.
  • Assist in distributing electronic marketing collateral to prospective customers.
  • Conduct outbound call campaigns to reach out to current customers and Realtors and inform them of grand openings, sales events, Realtor events, model releases, etc
  • Assist with new community launches by building interest lists for "Coming Soon" communities.
  • Attend Realtor events and Grand Openings when appropriate.
  • Demonstrate a thorough understanding of product and community knowledge in all markets, including:
    • Understanding and articulating the unique selling points of each community. Know size, number of homes, future plans and restrictions.
    • Know the area around the community - Interstates, Shopping, Schools, Churches, etc
    • Plans, features, pricing, warranties, etc.
  • Provide an exceptional customer experience.
  • Work hours will be determined based on assignment.
  • Maintain relationships with Community Sales Managers through regular contact, attend sales meetings, OSC meetings, sales events, and participate in ongoing training.
  • Coordinate with the Marketing Department to maintain the accuracy of the information on the website and all internet related marketing.
  • Perform all other duties as assigned by National Vice President of Sales Training or Lead OSC.
