The role of Project Scheduler will report to the Principal of Development and will be responsible for creating project schedules and monitoring project progress against established milestones as well as preparing analyses for key stakeholders that identify critical paths, milestone impacts, and potential trends. This role will work closely with Superintendents, Construction Managers, and Development Leads to ensure alignment in project timelines and proactively address issues that may cause delays.

Responsibilities:

    • Develop comprehensive project schedules with appropriate logic, milestones, and constraints from conceptual planning through construction completion
    • Create and maintain high-level master schedules and detailed CPM schedules, tracking critical activities and project milestones
    • Utilize Microsoft Project or similar scheduling software for schedule creation and maintenance
    • Conduct thorough risk analysis to identify potential project risks and their impacts on timelines
    • Implement risk mitigation strategies to maintain project schedules and ensure timely completion
    • Work with other Construction professionals within the firm to create complete submittal and buyout schedules to track long lead-time items
    • Coordination and Communication:
    • Collaborate with project managers, engineers, and other stakeholders to ensure alignment on project timelines
    • Provide regular updates and reports on project progress, schedule changes, and risk status
    • Communicate effectively with clients, project teams, and subcontractors regarding project schedules and potential delays
    • Assist in pull-planning sessions as necessary to create and maintain schedule
    • Train department staff on schedule basics, including how to create their own, simplified schedules
    • Schedule Analysis and Control:
    • Weekly or Bi-weekly check-ins with project teams to facilitate schedule maintenance and accurate look-aheads
    • Perform schedule and critical path analysis, assessing the impact of design changes and schedule slippages. Recommend re-sequencing when necessary.
    • Review the impact of change orders on schedule completion dates.
    • Participate in forensic scheduling, when necessary, to support disputes with subcontractors
    • Develop and implement schedule control procedures and progress reporting mechanisms
    • Maintain historical data for future planning and forecasting, ensuring consistent and accurate reporting


EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.):
    • Bachelor's degree in construction management, Engineering, Architecture, or a related field
    • 5+ years of experience in commercial, multifamily, or industrial construction projects
    • 4+ years of experience in construction scheduling, with specific experience in critical path management and schedule compression
    • Proficiency in scheduling software such as Microsoft Project
    • Strong understanding of construction systems, trade sequencing, and critical path method (CPM)
    • Ability to read and interpret construction drawings and specifications
    • Knowledge of construction schedule risk analysis techniques


ABOUT YOU:
    • Highly detail-oriented and organized with good analytic and problem-solving skills
    • Proven track record of working as a Scheduler on small to large capital projects
    • Excellent verbal and written communication and interpersonal skills are required

Actual base salary considers several factors, including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. At CIM, base pay is one part of the total compensation package. This role is eligible for bonus pay in addition to base salary. The anticipated base salary range for the position in Los Angeles, CA, is $100,000 - $140,000.
