The Lease-Up Marketing Manager is responsible for driving maximum lead generation through proactive recommendations, alignment with ownership and Operations, and optimizing performance with an ongoing lens of fiscal responsibility. This person must establish productive, professional relationships with key personnel in assigned client accounts, within the Bell Partners, Inc. organization, industry vendors, ownership groups and their stakeholders.

This position reports to the Marketing Director, Account Management. This is a hybrid role that requires reporting to either the Raleigh, NC or Alexandria, VA regional office 3 days/week.

What you'll do to make a difference:

Demonstrate a strong knowledge of lease-up multifamily marketing tactics from the development phase through stabilization.

Execute short and long-term goals, benchmarks and KPIs using data to drive to decision making and recommendations.

Ensure the health and accuracy of data and information via BI dashboards and other reporting tools.

Serve as the lead to executing a targeted, lease-up strategy by asset, with support from the Lease-Up Marketing Associate.

Manage and carry out the day-to-day responsibilities for the lease-up portfolio of properties with support from the Lease-Up Marketing Associate.

Collaborate with Operations in building viable marketing budgets through recommendations that align with the ownerships vision while employing a successful marketing program. Provide management of property marketing budgets to ensure spend is on target and optimized.

Collaborate with the Stabilized Marketing team as it relates to processes, hand-off, and long-term asset health upon transferring into this marketing account management area of responsibility.

Demonstrate ability and marketing acumen in successful efforts to move a property from a volatile asset to stabilized asset.

Build trust and long-term relationships with internal and external clients and industry partners.

Demonstrate confidence in presenting recommendations, ideas and strategies to Operations and ownership in a way that illustrates pros, cons, risk, and reward.

Provide clear, comprehensive, and relevant communications to all stakeholders on a regular basis.

Ability to high-level analyze marketing data, produce executive reports based on the data and support within internal marketing team, and present reports on account progress, goals, and monthly initiatives to share with internal and external stakeholders

Pull information as requested to support with new business development.

Ability to collect large volume of information from multiple sources and develop a consolidated, strategic recommendation.

The ability to present various MarTech requirements, integrations, costs, timelines to implement, etc.

Ability to make timely updates and triage urgent support needs for websites, ORM, call tree, advertising, etc.

All other responsibilities as assigned.

What you bring to our team:

Three to five years of experience in Marketing-related role in account management, client management, marketing agency, and/or portfolio management, with at least 1-2 years of direct lease-up multifamily marketing experience.

Multifamily industry experience is required, particularly with marketing technology innovations.

Experience with agile project management approach and confidence in leading projects.

Able to analyze problems and strategize for better solutions.

Understanding of customer lifecycle as it relates to lease-ups and multifamily.

Business maturity and acumen.

Able to multitask, prioritize, and manage time efficiently.

Organized and able to create multiple timelines, budgets, and schedules.

Experience and comfort in managing persuasive conversations.

Excellent verbal and written communication skills.

Can demonstrate a positive attitude and eagerness to tackle the job and has a collaborative approach to working with others.
