A long-time custom homebuilder in upstate South Carolina and North Carolina, recognized for beautiful architecture, varied floorplans, and a strong reputation. They focus on building high quality homes and providing exceptional customer service.

What They Need

The Purchasing Manager will oversee all purchasing and estimating activities for the company, partnering with senior management in vendor selection and negotiation, construction scheduling and home buyer support. This position will handle all purchasing matters and vendor relations for a selected number of new custom homes per year. The Purchasing Manager is responsible for all the estimating and pricing required to build custom homes.

What You'll Do

  • Maintain the Cost Book including entering new costs from Key Home Bid Requests and Bid Request negotiations - purging costs that are not current.
  • Work with sales team to put together new construction quotes
  • Create and maintain building company merges.
  • Create and maintain accurate Key Home Budgets
  • Price List Standards are consistent for each price list and are reflected in merges and options
  • Maintain Building Company Options and Cost Book Items
  • Develop priced Option Lists. Review Option Profit Categories once a month
  • Participate in finding additional vendors and negotiate prices with them.
  • Negotiate costs with existing vendors. Understand how each vendor operates their business and work with them to control costs through mutual efficiencies.
  • Negotiate per square foot model home discounts.
  • Meet with President & Construction Team to review each home 30 days after financial close.
  • Assist in training Purchasing Associate.
  • Price all change requests that do not fit in an already created option.
  • Review all job bids and create job budgets timely.
  • Supervise, manage, and coordinate the onboarding process for Subcontractors and Suppliers
  • Ensure that scopes of work align with vendor bids.
  • Maintain & keep current the PO spreadsheet used in production meeting.
  • Partner/work with sales team to:

o Price all requests not part of and already created options.

o Review plans/site plans for "Buildability".

o Review quotes prior to release to ensure all changes are captured.

o Review all options/pricing entered by sales team.

What You'll Need

  • Bachelor's degree preferred
  • Positive attitude & team-player mindset
  • 4-5 years of residential estimating and/or purchasing experience
  • New home construction experience preferred.
  • Strong communication skills.
  • Strong time managements
  • Strong computer software skills.
