Job Description:

Building Assets, LLC is seeking an outgoing and motivated Project Manager with a minimum of 5 years of experience in commercial construction.


The Project Manager will oversee all aspects of the general contracting process. This includes estimating, project management, contract negotiations, scheduling, and maintaining goals for quality, schedule, and budget. This position is based out of Minneapolis with visits to job sites.


Responsibilities:

  • Direct and manage construction projects from pre-construction to warranty walk-through.
  • Review contract documents and discuss design specifics with architects and engineers.
  • Negotiate and execute contracts and change orders with subcontractors and owners.
  • Lead meetings with owners and architects to discuss project changes and resolve outstanding questions.
  • Manage the overall financial health of projects through reviewing subcontractor invoices, tracking profit and budgets, and submitting owner pay applications.
  • Direct and coordinate project schedule milestones.
  • Manage multiple projects simultaneously while maintaining high standards of quality and safety.


Requirements:

  • Prior experience in commercial construction in a management capacity, 5 years.
  • Bachelor s degree in construction management or related field, or equivalent experience.
  • Understanding of commercial construction procedures change orders, RFIs, AIA General Conditions, etc
  • Familiarity with various construction delivery methods including lump sum, cost plus, and design/build.
  • Understanding of quantity takeoffs and estimating principles.
  • Strong written, oral, and interpersonal communication skills.
  • Ability to effectively prioritize and execute tasks in a high-pressure environment.
  • Ability to work closely with clients and represent Building Assets, LLC in a professional manner.
  • Valid driver's license, acceptable driving record, and access to a reliable vehicle.
  • Familiarity with software is a plus, including Outlook, Excel, Word, and Microsoft Project.


Skills and Experience:

  • 5 years construction management experience (Required).
  • Ability to work well under stress and the pressure of a deadline.
  • Ability to work in a team with superintendent, customer, and subcontractors.
  • Client focused.
  • Ability to communicate professionally and politely with customers, subcontractors, architects, and vendors.
  • Ability to think quickly and critically to help solve problems that arise on the job.
  • Ability to prioritize and adapt to daily changing needs of the project, customer, or the business.


Work Environment:

The job will require sitting for long periods of time to conduct computer work and also the ability to walk through construction job sites.
