Another Sources client, Sabey Corporation, is recruiting a Senior Property Manager to join their Tukwila team and another to join their Cherry Hill team in Seattle, WA. These are fully onsite positions and offer free parking.

About the role:???

The Senior Property Manager is responsible to protect, maintain and enhance the value of commercial real estate assets, including providing outstanding responsiveness and service to tenants in accordance with Sabey Corporation goals and objectives including but not limited to growth and profit. Senior Property Manager reports directly to the Director of Property Management, Cherry Hill and has two direct reports: Assistant Property Manager & Property Coordinator.?

What you will be doing:??

  • Direct the day to day activities of responding to tenant issues, maintenance, loss prevention, risk management, safety/security, and other operational functions. Serve as the primary contact/coordinator to assure that the operational efforts fully meet and exceed the expectations of the clients/tenants.?
  • Customer/Tenant Relations and Retention. This includes resolution of tenant issues (i.e. janitorial, parking, billing, and many other various items), regular tenant meetings to ensure satisfaction. Implement and maintain tenant retention/marketing program designed by Leasing Team to retain existing tenants and to attract new tenants based on assuring a clean, well-maintained building, excellent relations with tenants, and knowledge of competing buildings in the marketplace.?
  • Provide collaboration, planning and administration for long and short-term strategic goals as it relates to operations and capital projects.???
  • Inter-department Collaboration.? This includes working with the accounting department for proper financial completion (variances, reforecasting, GL Review).? Working with construction, if applicable, on tenant improvements.? Working with leasing for coordination of property tours, vacant suites or financial information.?
  • Implements contracts for services of security, janitorial, preventative maintenance, and other contracted services performed at the properties in accordance with Sabey Corporations expectations under the direction of the VP and PM OPs. Oversees purchases of supplies and equipment at properties in accordance with the budget.?
  • Direct the day to day activities of loss prevention, risk management, safety/security, maintenance, landscaping, janitorial, engineering and responsiveness to building and tenant needs while executing the business plan and operating budget. Contributes to establish periodic goals and objectives of Property Management with Management Team and is responsible to achieve objectives set forth in the Management plan.??
  • Creates annual budgets and 5-year Capital plans with analysis and executive summaries for assigned properties.??
  • Contributes to the management of expenses and collection of income and with the goal of producing the maximum economic benefit to the property and Sabey Corporation. To analyze monthly financial statements, including operating variances from budget, cash management and oversee collection of receivables. Verify CAM cost documentation with VP, PM Ops and prepare worksheets detailing annual estimated CAM costs and historical CAMs as necessary. Familiar with Yardi accounting system a plus.?
  • Responsible for assuring accuracy and coding of invoices paid on behalf of the operating budget and the accuracy of the reconciliation of Building Operating Expenses and the process of tenant reconciliation.???
  • Analyzes the operating results of the property and reports on its relationship to the management plan and operating budget, making recommendations for adjustments to enhance the performance of the property as needed. Assists in the production and delivery of reports on the performance of the property in accordance with established company standards and meeting the established objectives for reporting requirements.??
  • Be knowledgeable in the local and regional real estate market by reading publications, through establishing relationships with other industry experts as well as involvement in real estate educational programs.?

What we would like to see from you:?

  • Bachelors degree or directly related equivalent experience??
  • 7+ years of experience managing commercial properties.?
  • Industry Related Education or Certification, Professional CPM or RPA designation?
  • Working knowledge of Microsoft Office Suite?
  • Ability to analyze financial statements and personal/company asset balance sheets and operating income reports.??
  • Time management skills must be able to respond promptly to project requests, prioritize assignments, and multi-task as needed?
  • Strong interpersonal skills ability communicate effectively and professionally with all levels of Sabey employees?
  • Advanced knowledge of the English language must be able to demonstrate strong written and oral expression and comprehension?
  • Strong people management skills must be able to manage Building Engineers and subcontractors??
