Facilities Maintenance Technician: Little Experience Needed

This is a direct hire opportunity, not a contract!

Our client is a rapidly expanding Property Management Company that build and manage over 26 brand new apartment communities throughout Portland.

Job Summary:

The Facilities Maintenance Technician is responsible to support the day to day needs of the company's properties and their tenants. Initially, your focus will be on ensuring that all apartments are ready for move-in by new clients. You daily work will be doing minor repairs, painting, checking the status of all appliances and other small open work tickets. Job Duties include but are not limited to:
  • Must be available to be on call and must be willing to be on call back up when necessary
  • Attend all required training sessions and participate in meetings as instructed
  • Maintain compliance with OSHA regulations, Fair Housing and company safety policies
  • Knowledge of MSDS & Hazard Communication: where it's located online, the importance of keeping in compliance and proper utilization of the MSDS sheets.
  • Knowledgeable of all equipment operation and maintenance requirements, all implied warranties and manufacturer's recommendations for properly maintaining said equipment
  • Schedule and perform preventative maintenance duties and inspections
  • Schedule/coordinate and complete unit turnovers the day tenant moves out or the following available day
  • Inspect vacant units for damage to walls, doors, blinds, lights and plumbing fixtures
  • Determine amount of painting needed and condition of flooring
  • Perform all necessary repairs to walls, millwork, and floor preparations prior to final painting, cleaning, or replacements
  • Physically inspect all vacant apartments to ensure they are rent-ready for the new resident prior to the scheduled move-in date, complete turnover checklist.
  • Make recommendations to the manager for needed repairs and improvements to the property in order to maintain it to the highest possible standards.
  • Respond to all service requests within 24 hours, and complete all work in a timely and professional manner
  • Must be able to read a tape measure and understand basic measurements
  • Must be able to operate small tools required for the job: drills, black lights, stud finders, level, etc.
  • Maintain common areas, including sweeping, vacuuming, mopping, cleaning, pressure washing, painting, and all other related duties as assigned
  • Maintain parking lots, including curb sweeping and painting curbs, speed bumps, fire hydrants, etc.
  • Be available as needed to assist during emergency situations
  • Must be able to process move out inspections through management's software accurately
  • Report unusual issues to management with appropriate documentation
  • Able to drive and operate equipment required to perform duties on the job

Minimum Requirements:
  • Specific facilities maintenance is not required.
  • Must have demonstrable "handyman" skills and experience.
  • Able to read, write, text, email, attach documents, process work orders accordingly, accurately track labor and time
  • Must have a valid driver's license and proof of insurance
  • Must have a clean driving record
  • Must be able to work a flexible work schedule, which may include weekends and evenings and being on-call
  • Must have dependable transportation - Company vehicle provided after 3 months
  • Must have basic computer skills and able to learn company software programs

Shift: Days/Weekends

Pay: Up to $25/hr Depending On Experience

Benefits: Company vehicle provided after three months and/or upon job performance. Paid Holidays, vacation, Medical and Dental and 401K. Pay dependent on Experience. 90-day probationary period
