Overview
**POSITION SUMMARY:** Accountable for generating and maintaining a robust sales pipeline through the use of internet-generated leads. Accountable for providing an extraordinary experience for all internet generated customer traffic.
**Responsibilities**
**ESSENTIAL DUTIES AND RESPONSIBILITIES:**
* Effectively capture and convert internet customer traffic into viable sales prospects by creating desire for internet customers to visit our Welcome Home Centers (WHC)
* Create a positive experience for our internet customers through the use of email, online live chat and division 1-800 numbers
* Guide internet customers through Lennar's consultative sales process via email, live chat, phone and face to-face meetings
* Provide immediate or same day email or telephone response to all internet customer requests with a targeted goal of a one hour turnaround for all initial correspondence
* Educate internet customers on current/future community and product offerings and incentive opportunities
* Qualify prospective customers based on desired location(s), timing for purchase, and availability of new homes as needed
* Follow-up with internet customers per the follow-up program outlined by your division
* Partner with the New Home Consultant as appropriate to provide an extraordinary experience to our customers throughout the sales process
* Manage and distribute electronic marketing collateral to prospective customers who visit Lennar's website via Lennars National Internet Center
* Create and effectively manage an internet customer database which includes interest lists and VIP interest lists
* Complete and utilize corporate and division provided tracking and reporting tools to manage the internet prospecting process and provide transparency of daily activities via lennardaily.com
* Have a competent understanding of the division's product and community offerings and incentive opportunities at all times
* Coordinate Sales Department efforts to improve collection of email contact information as part of customer registration process
* Primarily work in the corporate office, with occasional work done in the Welcome Home Centers
* Monitor website data, digital photography, illustrations and virtual tours on lennar.com and other Lennar affiliated websites
* Attend all company sales meetings, phone banks and training programs
* Weekends (regular scheduled days off) and/or evenings will be required at Lennar's discretion
* Coordinate online efforts and reporting with the National Internet Center
* Perform all other duties as assigned
**Qualifications**
**EDUCATION AND ADDITIONAL REQUIREMENTS:**
* Two (2) - four (4) years experience in the homebuilding industry
* High school diploma or GED required, but will accept equivalent work experience
* **Valid real estate salesperson's license in either Oregon or Washington is required**
* Strong computer skills required
* Strong command of the English language
* Mandarin speaking preferred
* Effective writing skills
* Must have extensive internet exposure and/or internet consumer experience
* Maintain regular attendance and punctuality relative to daily work schedule is required
* Escrow and mortgage financing a plus
* Must have a valid drivers license and reliable transportation
* Strong interpersonal and communication skills
* Ability to problem solve
* Ability to self-manage activities with minimal supervision
* Understand and follow posted work rules and procedures
* Committed to self-development of sales and internet skills

***Associate must be willing to drive to various communities to learn about the community, product, and surrounding area.*** ***Finger dexterity is required to operate computer keyboard and telephone equipment, extensive phone and computer communication with customers is required.
