As Senior Project Manager, you oversee many of the duties and tasks that must be accomplished in the construction, renovation, or restructuring of a construction project. This role delegates tasks and duties to subordinate project managers, contractors and laborers. You will also be responsible for permits, programming, design and the construction itself as well as communicating with architects, clients, vendors and staff.
Current Project: The Golden Bear Development, a 278,020 gross square foot, 5-story mixed use new build constructed on a concrete/CMU foundation, with a concrete structure for the parking garage, retail and commercial spaces and a wood-framed structure for the residential portion, an exterior primarily of a combination of siding, glass, metal, cast stone, fiber cement, brick, and a flat roof system. The building is anticipated to contain a maximum of 80 residential units, four commercial units, converted into multiple units, approximately 270 parking spaces 2 level parking garage that is wrapped by retail and office on level 1 and 2 and units on level 3 -5, plus 92 surface parking spaces.
What are the Key Objectives:
- Collaborate with engineers, architect, etc. to determine the specifications of the project
- Prepare documentation like scope of work, contracts, purchase orders, reports and budgets
- Negotiate contracts with external vendors to reach profitable agreements
- Obtain permits and licenses from appropriate authorities
- Determine needed resources from start to finish with attention to budgetary limitations
- Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
- Organize and manage staff, contractors and schedules for all assigned projects
- Oversee budgets, including tracking metrics and updating equipment logs
- Ensure adherence to all health, safety and company standards; report any issues
- Lead meetings to ensure budget, user needs and schedules are met

What You Offer:
- Bachelor s in Construction Management, Civil Engineering or equivalent experience preferred
- Commercial General Contracting and Multi-family construction experience preferred
- PMP designation, preferred
- Experience using construction tracking software and AIA contract software
- In depth working knowledge of construction procedures; material and project management principals
- Strong leadership abilities
- Effective budgeting and financial exposure and experience
- Efficient interpersonal skills, with customer service orientation, including effective verbal and written communication skills
- Analytical, multi-tasking, detail oriented
- Effective problem-solving skills
- Proficient with Microsoft Office Suite.
