Who they are. For over 40 years, our client has maintained a strong reputation for excellence in shaping commercial properties in the Southwest. They are a privately held real estate company owning, managing, and developing high-quality commercial real estate assets utilizing a long-term ownership perspective. Our client owns and operates close to four million square feet of commercial and industrial space, owns over 2,500 acres of prime land holdings, and features a development pipeline in excess of one million square feet.
About the position. The Industrial Development Manager s responsibilities will include but are not limited to:
- Negotiate all types of development related contracts including but not limited to entitlements, purchase and sale agreements, leases and other critical contracts in the development process.
- Develop clear project plans for each development clearly articulating project vision, building requirements, performance metrics, budgets, schedules and all other desired outcomes.
- Direct the activities of relevant third parties including attorneys, architects, construction managers and other consultants throughout the life of a development project.
- Analyze the feasibility of potential development sites and evaluate the associated risks, assist in the sourcing, due diligence, and review of future development opportunities.
- Work with the local commercial brokerage industry to successfully market our properties for lease.
- Manage and coordinate required updates with accounting and operations departments on the status of each project.
- Work with company president to implement strategies to grow the development opportunities in the region.
- Maintain relationships with local government authorities in greater Phoenix.
- Network in the local commercial real estate community on behalf of our company.
- Hire & coordinate real estate consultants.
- Conduct site visits during all stages of the development process.
What you need. To be a hero in this organization, the Industrial Development Manager will have:
- BA/BS degree required. A concentration in finance, architecture, real estate or business management preferred.
- Must have 3-5 years of experience in commercial; industrial real estate development highly preferred.
- Experience in project planning, design development and project management of commercial or industrial real estate assets.
- Highly effective communication skills both internally and with related consultants and government officials.
- Strong organizational skills and able to succeed in a small office environment.
- Understand standard commercial real estate lease and purchase contract provisions.
- The ability to read, understand and analyze profit and loss statements and create financial models.
- Experience and desire to work in a fast-paced high growth environment.
- Ability to translate ideas and concepts into effective initiatives and action plans.
