PROJECT ARCHITECTURE

AR2

The Architect 2 is a licensed architect or nonregistered graduate with 6 to 8 years of experience. This position focuses on technical design of project documentation under project manager supervision. Individuals in this position learn BBA culture, approach, and standards. They should absorb and study the profession, developing skill sets relative to professional development.

AR3

The Architect 3 is a licensed professional or nonregistered graduate with 8+ years of related experience. Provides full support through the project delivery process. Serves as a Subject Matter Expert (SME) on specialized systems. Liaises with Project Management, other Architects and Consultants. Develops and represents lead technical viewpoint on projects. Coordinates with Practice Leader and other Department Head on appropriate technical solutions and product strategies. The Architect 3 works in partnership with the Project Manager to ensure each project is completed to the BBA standard for quality, completeness, clarity and to the client s satisfaction.

EXPECTATIONS FOR PROJECT ARCHITECTURE

The AR shall attain full knowledge of Baker Barrios policies, administrative procedures, and core values. They shall accept responsibility for the technical accuracy, clarity, and completeness of the design as described in our contract documents. The AR informs the documentation through constructability, code compliance, coordination, client endorsement, and compliance with Baker Barrios design brand standards. The AR is responsible for protecting the design intent as described in the conceptual and schematic design deliverables. In addition, the AR is expected to perform the following responsibilities:
Technical Leadership
Subject Matter Expert of Local, State, and National Building /Fire/Accessibility Codes
Document | Deliverable Technical and Brand Standards
Day to Day Project Team Task Management (In Coordination with the PM)
Quality Control

HOW SUCCESS IS MEASURED

Technical Accuracy of the Contract Documents: The AR is responsible for the technical accuracy and completeness of the contract documents. They are expected to be able to develop a full document set and to direct other team members on task related to specific needs of any project. They shall have a strong working knowledge of building and fire codes, accessibility requirements, typical commercial building types, materials, and building systems. Their success is based on how well they mentor team members to become technical subject matter experts; how affectively they manage the production of the working set, the level of quality/value of the content produced; and their ability to produce applicable content that is well coordinated with our partnering consultant teams.

Design Intent: The AR is responsible for understanding and maintaining the conceptual and schematic design intent, including but not limited to; Placemaking, Areas and Volumes, Aesthetics, Functionality, and BBA Branding. In addition, they shall be fully versed in the art of architectural design detailing as it relates to BBA design standard of care for every project.

Quality Control: The AR takes responsibility for the quality and accuracy of the design, the technical information, and coordination of the contract document. They endorse and enforce Baker Barrios drawing standards. The AR performs regularly scheduled content review and clash detection studies.

DEFINITION OF COMPLETE

The Definition of Complete is measured by three performance indicators:
Technical Information Do the contract documents promote clarity and describe the full scope of work? Have they been fully coordinated and considered all applicable relationships with consulting trades? Are they detailed using the appropriate materials, systems, and best practices for displaying graphical information? The quality of the contract documents will drive the success of the project during construction. The amount of request for information and change order request is a direct indication of the completeness and accuracy of the contract documents.
Design Intent Does the final deliverable honor the original design intent? Are the contract documents assembled in a manner that meets Baker Barrios standard of care? Consistent delivery on our promise to the client translate into repeat business. The quality of our design and the accuracy of our drawings is a key factor in client retention and firm growth. The technical capacity of our team and the level of care we afford our projects is reflected in our market sector reputation. It is the AR s responsibility to promote and ensure that these standards are maintained in each of our projects.
Quality of Service - Quality of service is broken into two segments. The first is based on the level of competence and clarity provided within the contract documents. If the documentation meets the expectations of the proceeding categories regarding completeness, the construction period will indicate so by performing smoothly resulting in profit for the firm. The second indicator is client satisfaction. The true test of how complete a Project manger s performance has been over the span of the project is the relationship you have built, the trust you have earned, and the capture of the next project with the client.

AR ROLE DURING PROJECT PHASES: Schematic Design Provide technical assistance for the Design Ops team Design Development Hold a Consultant Kick-Off Meeting (or Series of Meetings). o Communicate with the consultants on what level DD should encompass (i.e. systems identified, room for MEPFP sized accordingly and fire ratings discussed for each, etc.). o Determine Civil requirements and address any high-risk areas (this may be a separate Kick-Off Meeting depending on the size of your project). o Coordinate Revit workflow with the Structural Engineer Determine who will set column locations and be the Owner of said columns. Determine structural member types Identify any areas for cross bracing, lateral/shear walls o Determine if MEP will include lighting in the Architectural model, or if BBA needs to show initially. Ultimately, it is BBA s preference to have the MEP show the fixtures and label them. o Identify any holes in the scope of work between consultants. For example, determine who is engineering light poles on the roof of the parking structure, who is responsible for site lighting, who is responsible for retaining walls, etc . Document which consultant is responsible for what. Cartoon the set. Determine which drawings are required for the DD submittal. Set up BIM360 folder for Consultants Lead on-going weekly (or bi-monthly depending on the size of the project) meetings with the Consultants. o Determine any gaps in scope of work. o Convey design intent. o Understand their drawings and question their solutions o Review specifications, sizes, materials etc. for items that will affect the design intent. o Identify the working set of drawings that need to be completed by the dates set in the schedule. Construct initial Life Safety plans. (Use code analysis checklist(s) and G Series Drawing checklist)

o Know your building use and construction type o Show all occupancies o Show all exiting routes o Show fire ratings o Show exit signs o Evaluate stair widths and locations/numbers required o Establish exit passageways Model architectural systems for consultants to be able to complete their work. Address any specific issues which need to be evaluated by the AHJ, or may require a separate deferred submittal. Hold meeting with the AHJ. Follow page naming standards and convey to your consultants. Identify areas to value engineering without changing the design intent and BBA s brand. Assist the Project Manager in populating the Change Management Log (all team members should have access to this document and be using it accordingly). Develop written specification outline and communicate with the spec writer all information needed, including deadlines. Select wall types, ceilings, door and windows, floors, screens, architectural louvers, etc. Size appropriately. Select vertical circulation as basis of design (Elevators and Elevator components). Coordinate with the Owner and End User for requirements. Finalize with Structural and Electrical/Technology. Detail Stairs, Stair Railing, Treads, Nosings, etc. Review lighting selected by MEP and coordinate set. Provide approval cutsheets to Owner. Assess Client-supplied equipment for the facility. o Gather information on quantity and specifications. o Import models into Revit as soon as possible for consultants. o Share with team and consultants. o Develop a spreadsheet for new and existing equipment if required. Finalize any outstanding items (push for written approvals for items which have not be selected). Review the schedule critical path for decisions which affect the construction schedule (GMP items, long lead items, etc.) including Civil, Structural and MEPFP systems (generators, HVAC units, fuel tanks, specialty structural elements, etc.). Anticipate any future RFI s of what is not detailed on the set of documents and resolve. Review and coordinate written Specifications.
ALL ITEMS SHOULD BE DRAWN AT THIS POINT AND HAVE A PLACE IN THE CD SET Perform drawing checklist for each series Update Trello/Teams (workload program of choice). Construction Documents Set up BIM360 folder for Consultants Determine if a GMP or bidding set will be established separate from your final CD set to be submitted to the AHJ. Answer all Prebid RFI s. Incorporate into documents. Finalize document set. Provide detail for all materials and systems (Use Drawing Checklists) o All dimensions o All elevation and section cuts o All wall sections o Include all weatherproofing details o Include all window and door details o Include all millwork details o Include detail for site mock-up o Include all finishes o Include all fire extinguishers, exit signs, items for Life Safety Update Trello/Teams (workload program of choice). Bidding and Permitting Lead all Revisions to documents. Assess the strengths and weaknesses of the drawings and contract. Notify Operations of any contract issues. Procure final documents and track permitting process through the AHJ submittal system. Coordinate any drawing revisions or response to permit comments for consultants. Notify PM of any Doc Holds or issues that may be a delay in schedule. Construction Phase Services Provide technical assistance and project history for the Construction Phase Services Coordinator and Project Manager
