Leads large projects or multiple project teams from start to finish with little oversight. Overall responsibility for the success of a project and/or projects including customer satisfaction, client engagement, profit & loss, risk management, operations, and leadership and development of the project team. Assists with project development.

PRIMARY RESPONSIBILITIES

Preconstruction

  • Participates in execution of project pursuit proposal responses and interviews.
  • Leads and manages the overall preconstruction process successfully with little assistance from top project leader.
  • Manages Bid Package development and leads review of bid packages to facilitate buyout.
  • Manages Trade Partner selection process and awards subcontracts.
  • Manages and develops General Conditions and General Requirements.
  • Manages and develops preconstruction and construction schedule, project specific plans, and project protocols.
  • Manages the overall permitting process.
  • Leads bid evaluations and trade partner buyouts, comparing bids to drawings and specifications.
  • Manages Self Perform work plans.
Project Set-Up and Planning
  • Overall responsibility for the operational performance and profitability of project(s).
  • Overall responsibility for setting up and implementation of internal and external project documentation.
  • Overall responsibility for the procurement and submittal processes.
  • Overall responsibility for development and implementation of site specific project plans.
  • Overall responsibility for internal and external project meetings ensuring meeting minutes and attachments are distributed.
  • Mages the overall permitting process.
Schedule Management
  • Overall responsibility for schedule management, works with project team to ensure project schedule processes, and the project schedule is complete and accurate.
  • Overall responsibility for schedule coordination with Trade Partners, vendors, and project staff.
  • Overall responsibility for a schedule recovery plan if delay(s) occur and need to recover lost time.
  • Overall responsibility for weekly look ahead schedules, sequencing, phasing, and adjustments.
  • Overall responsibility for updating master schedule and documentation of delays are in the schedule.
  • Overall responsibility for the critical and near critical path.
  • Overall responsibility for weekly schedule updates with appropriate level of detail for look-ahead and master schedule.
  • Overall responsibility to effectively communicate the project schedule to all project stakeholders.
Budget Management
  • Executes Project Financial Plan (PFP) in coordination with the project leader and team, supports and develops PFP plan.
  • Overall responsibility for budget management, works with the project teams and project leader to accurately project and forecast costs required to successfully complete projects.
  • Overall responsibility for project budget reviews, expectations, and corrective measures to steer project back in budget.
  • Overall responsibility for the Pay Application and Change Order Management process.
  • Overall responsibility for the initial budget set.
Safety Management
  • Manages the site specific safety plan with assistance from the project team and safety department.
  • Manages and ensures site safety walks, documentation, and corrective actions.
  • Leads by example and ensures Safety is the highest priority on the Project.
  • Ensures ORM process and daily documentation.
  • Overall responsible for Trade Partner site safety requirements are received and in place prior to starting work.
  • Ensures a review of the Hazardous Building Material Survey(s) has been conducted.
  • Manages and ensures potential High Risk Activities have preliminary plans.
Logistics Center
  • Ensures comprehensive material and equipment plans to maximize enhancements.
  • Manages and ensures project equipment needs for merits of purchase vs. rental.
  • Compares schedule to equipment budgets, ensure plan(s) to maximizes equipment and tool rental enhancements.
  • Ensures the Logistic Center equipment utilization plan is complete and accurate.
  • Reviews monthly Logistics Center invoicing and comparing to onsite tools and project budget.
Self-Perform
  • Manages and / or ensures projects' self-perform strategy/plan.
  • Manages overall production rate / budget goals, supports project team with self-perform reports.
  • Ensures self-perform project staff plans and field craft needs are planned.
  • Manages and ensures self-perform look ahead and master project schedule.
  • Manages and ensures overall development and execution of self-perform procurement.
  • Manages and ensures schedule, unit tracking, and procurement coordination for field craft and self-perform tasks.
Building Performance Solutions (BPS)
  • Participates in project site-walls with BPS Manager.
  • Ensure deficiencies are documented, corrections made with corrective pictures.
  • Overall responsible for the mock-up process, ensure mock-up plan(s) and execution.
  • Manages and / or leads preinstallation meetings and meeting minutes.
  • Manages and ensures QA/QC inspections, non-conforming work is identified, tracked and corrected through proper documentation.
  • Ensures the project Action Plan process and implementation.
  • Manages or leads Building Envelope coordination meetings and ensure all related trade partner submittals, RFI's, and design comments are approved prior to start of work.
  • Participates in project site-walks with Quality Manager.
Documentation
  • Implements operational procedures, processes, and systems.
  • Overall responsible for project documentation processes, filing systems, organization, maintenance, and kept up to date.
  • Overall responsible for drawings, specifications, and site specific plans, etc. are kept up to date.
  • Ensures photo documentation is being conducted. (StructionSite, Drone Flyovers, etc.)
  • Ensure any change or field as-builts are documented and/or submitted for review and approval.
Projections and Deep Dives
  • Manages and leads the overall Projection and / or Deep Dive Packet with minor assistance from project leader.
  • Manages, leads, and ensures schedule is up to date and accurate.
  • Leads and actively participates in meeting(s) with project team.
  • Manages and ensures Deep Dive visit plans (parking, site walk, project preparedness, etc.)
  • Manages and leads follow up action items, documentation, and tracking through completion in a timely manner.
  • Projects and forecasts work / budgets by collaborating with project team and project leader.
Meetings and Relationships
  • Overall responsibility for the overall project meeting agendas and meeting minute process for the project(s).
  • Ensures content, attachments, agendas, and minutes are issued in a timely manner.
  • Overall responsible for internal and external project meetings.
  • Represents the company in a professional manner at all times.
  • Assists / leads development and implementation of action plans based on client feedback and surveys.
  • Manages conflict with little oversight, ensuring issues are resolved and involves appropriate leaders as necessary.
Risk Management
  • Ensures project team has reviewed and understands owner contract.
  • Overall responsibility for owner and trade partner contracts are in place prior to starting any work.
  • Overall responsibility for all applicable Safety items from Trade Partners received / reviewed prior to starting any work.
  • Overall responsibility for Trade Partner COI has been received and not expired.
  • Ensures FWD's are in place prior to any extra work being started.
  • Overall responsibility for the delay documentation processes (permit, weather, trade partner, etc.).
  • Overall responsibility for identifying risk, developing risk mitigation plan(s), leading project teams to minimize or eliminate risk, and capable of handling / addressing difficult situations with engagement from the appropriate top leaders.
MINIMUM QUALIFICATIONS (minimum requirements before going into job)
  • Bachelor's Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.
  • 6+ years' experience.
  • Proficiency in / ability to learn Procore and Microsoft Project to manage all components of the project.
  • Proficiency in computer applications, preferably Microsoft Office.
  • Demonstrated ability to take a leadership role on projects from start to finish.
  • Proven consistent track record of successful projects/project management.
  • Proven track record of superior budget management and accurate monthly cost projections.
  • Demonstrated ability to develop project schedules and manage from beginning to end.
  • Proven track record of proactive approach to problem resolution and issues management.
  • Demonstrated relationship skills.
  • Demonstrated ability to successfully manage more than one project at a time.
  • Proficient in running project-related meetings, including Progress, OAC, and pre-installation meetings.


WORKING CONDITIONS
