ESSENTIAL DUTIES AND RESPONSIBILITIES

Capital Project Accounting

  • Manage fixed asset accounting and tax basis modules for recurring and non-recurring capital projects, while maintaining responsibility for documenting and adhering to the fixed asset / capital expenditure control environment and making recommendations to improve controls and processes.
  • Partner with the construction team to ensure the completeness and accuracy of fixed asset data.
  • Manage monthly preparation, inquiry and review of the Company's Adjusted Funds from Operations ("AFFO") report and other financial disclosures.
Property Accounting
  • Responsible for the full close cycle accounting of a portfolio of multifamily communities.
  • Oversee the timely, complete, and accurate monthly financial reports including calculation and posting of associated accruals, prepaid expenses, reconciliations, and property forecast to actual variance analysis.
  • Review journal entries for recurring and ad hoc expenses, accruals, and reclasses.
  • Responsible for preparation and review of monthly consolidated roll-forwards, reconciliation of sub ledgers to the general ledger, and actual to budget analysis.
Management of Team Members and Outsourced Providers
  • Provide leadership expertise, project management, process design and team coordination for various business initiatives and projects.
  • Manage 1-2 property accountants.
  • Provide best practices and training to the overall team where needed.
  • Manage outsourced accounting provider to ensure quality standards and optimal work execution model are met.
Transactional Accounting & Special Projects
  • Ensure transactions (asset acquisitions and dispositions) are completely and accurately recorded on the Company's financial statements.
  • Research and develop new processes for joint venture reporting and accounting as needed.
  • Perform accounting analysis and research projects as may be assigned.
SUPERVISORY ABILITIES

This position oversees 1-2 property accountants.

EDUCATION AND/OR EXPERIENCE
  • Minimum 5+ years Accounting experience in Real Estate, Construction or related industry required.
  • Bachelor's degree in Accounting and CPA designation required.
  • Progressively more responsible experience performing accounting full cycle accounting functions.
  • Prior experience supervising, coaching, and developing a team of at least 1-2 team members required.
  • Demonstrated leadership and organizational management skills, including strong interpersonal skills.
  • Advanced proficiency with Microsoft Excel, experience with fixed asset accounting systems and/or job cost modules.
  • Yardi experience a strong plus.
  • Strong customer service orientation and ability to champion through daily interactions.
