Clayton Services is searching for a Property Manager to join a thriving company in Austin (Westlake area), Texas. The Property Manager plays a crucial role in ensuring that the apartment complex operates smoothly, tenants are satisfied, and the property is well-maintained and profitable.
Job Type: Direct-Hire
Pay Rate: $65,000 - $80,000/annually - performance-based end-of-year and quarterly bonuses.

Property Manager Responsibilities:
- Interacting with current and prospective tenants, addressing their concerns, handling complaints, and ensuring tenant satisfaction.
- Advertising vacancies, screening potential tenants, preparing and executing lease agreements, and collecting rent payments.
- Coordinating and supervising maintenance and repair work, ensuring the property is well-maintained and meets safety standards.
- Creating and managing budgets, tracking income and expenses, and ensuring the property operates within budgetary constraints.
- Conducting regular inspections of the property to identify any maintenance issues or safety concerns and addressing them promptly.
- Hiring and supervising vendors and contractors for maintenance, repairs, and other services required for the property.
- Enforcing lease agreements and property rules and regulations and taking appropriate action against tenants who violate them.
- Handling administrative tasks such as maintaining records, preparing reports, and communicating with property owners and stakeholders.
Property Manager Skills and Abilities:
- Excellent verbal and written communication skills.
- Strong customer service orientation to address tenant concerns and ensure tenant satisfaction.
- Excellent organizational abilities to manage multiple tasks, prioritize responsibilities, and meet deadlines.
- Capacity to quickly identify and resolve issues related to maintenance, tenant relations, and property management.
- Proficient in budgeting, financial analysis, and rent collection.
- Proficient in Microsoft Office Suite.
Property Manager Education and Experience:
- High School Diploma.
- A college degree or some college experience is highly preferred.
- 5+ years of experience as a Lease or Property Manager.
