Our client is currently seeking a Building Engineer
The Condominium is a two-building residential facility with 196 condos ranging from studio to two bedrooms. Completed in 1960, the buildings and facilities are actively and carefully maintained.
Description:
The Condominium Building Engineer will be responsible for maintaining the physical systems of the building, ensuring a safe and attractive living environment for residents. This role involves a blend of hands-on technical work, supervisory responsibilities, and resident interaction to address a wide range of maintenance and repair issues.
Responsibilities:
- Oversee and perform routine maintenance tasks, including HVAC, electrical, plumbing, and mechanical systems, to ensure optimal operating conditions.
- Conduct regular inspections of building systems and equipment to identify and resolve issues proactively.
- Respond promptly to maintenance requests and emergency situations, providing solutions to ensure resident satisfaction and safety.
- Supervise and coordinate activities of external contractors, ensuring compliance with building policies and quality standards.
- Implement energy-saving initiatives and sustainability practices to reduce operating costs and environmental impact.
- Maintain accurate records of maintenance work, inspections, and inventory of supplies and equipment.
- Collaborate with property management to develop and adhere to the annual maintenance budget.
- Ensure compliance with all local, state, and federal regulations and building codes.
- Provide exceptional customer service to residents, addressing concerns and feedback with professionalism and courtesy.
Requirements:
- Associate's degree or vocational training in engineering, facilities management, or a related field.
- Minimum of 3 years of experience in building maintenance or engineering, preferably in a condominium, apartment complex, or hotel setting.
- MUST HAVE: Chiller & Boiler experience
- Proficient knowledge of HVAC, electrical, plumbing, and mechanical systems.
- Strong problem-solving skills and the ability to work independently.
- Excellent communication and interpersonal skills, with a focus on customer service.
- Ability to manage multiple tasks and priorities in a fast-paced environment.
- Familiarity with building codes and safety regulations.
- Certification or licensure in a related field (e.g., HVAC, electrical) is a plus.
- Availability for on-call emergency response outside of regular business hours.
