Our client is seeking a highly skilled and experienced Superintendent specializing in ground-up multifamily projects. The Superintendent will be responsible for overseeing all on-site construction activities, managing subcontractors, and ensuring the successful execution of multifamily residential developments from the ground up. This role requires strong leadership abilities, excellent communication skills, and a comprehensive understanding of construction processes and industry standards for multifamily projects.
Responsibilities:
On-Site Construction Management:
- Oversee all on-site construction activities for ground-up multifamily projects, including site preparation, foundation, framing, MEP installation, and interior finishes.
- Ensure compliance with project plans, specifications, and regulatory requirements.
- Monitor progress to ensure that work is being performed efficiently and according to schedule.
Subcontractor Management:
- Manage relationships with subcontractors and suppliers, ensuring they meet project requirements and performance expectations.
- Coordinate subcontractor schedules and activities to ensure timely completion of work.
- Resolve conflicts and disputes between subcontractors and address any performance issues.
Quality Control:
- Implement quality control measures to ensure that construction activities meet industry standards and project specifications.
- Conduct regular inspections to identify defects or deficiencies and ensure they are corrected promptly.
- Maintain accurate records of inspections, test results, and corrective actions.
Safety Management:
- Implement and enforce safety protocols to ensure a safe working environment for all personnel on the job site.
- Conduct regular safety meetings and inspections to identify hazards and address safety concerns.
- Ensure compliance with all relevant safety regulations and company policies.
Client Communication:
- Serve as the primary point of contact for clients and project stakeholders on-site.
- Provide regular updates on project progress, schedule, and budget to keep clients informed.
- Address client concerns and issues promptly and effectively to maintain positive relationships.
Documentation and Reporting:
- Maintain accurate and up-to-date project documentation, including daily logs, progress reports, and as-built drawings.
- Prepare and submit required reports to management and clients as needed.
- Document any changes or deviations from the original plan and communicate them to the appropriate parties.
Qualifications:
- Minimum of 5 years of experience as a Superintendent in ground-up construction, with a focus on multifamily projects.
- Strong knowledge of construction processes, methods, and materials.
- Excellent leadership and communication skills, with the ability to effectively manage subcontractors and communicate with clients and project stakeholders.
- Proven track record of successfully delivering projects on time and within budget.
- Familiarity with safety regulations and best practices in the construction industry.
- Ability to read and interpret construction plans and specifications.
- Proficiency in project management software and Microsoft Office suite.
- OSHA 30-hour certification preferred.
