Position Purpose

The Director of Property Management will oversee and manage a diverse portfolio of multifamily and commercial properties comprising of 2,000+ apartment units & 300,000+ square feet of commercial space located throughout the greater Los Angeles area.

The ideal candidate will have a deep understanding of the real estate industry, exceptional leadership abilities, property financial and budgeting experience, strong communication skills, knowledge in tenant/landlord laws, ability to ensure compliance with all legal and regulatory requirements and maintain a high standard of property operations.

As the Director of Property Management, you will be responsible for supporting and directing a team of five (5) portfolio managers all assigned to a different portfolio of properties, implementing policies and procedures to ensure day-to-day operations are efficient and effective, working through sensitive tenant and be highly involved in day-to-day communication and oversight with all departments involved in the operation of the property.

In this role, the Director of Property Management will play a pivotal role in ensuring seamless communication and collaboration between our management team, and property owners, as well as guiding all involved parties through strategic decision-making processes to achieve shared objectives. You will be responsible for fostering strong client relationships built on trust, transparency, and mutual respect, ultimately contributing to overall client satisfaction, and the growth of our portfolio.

Responsibilities:

  • Planning: Develop and implement strategic plans and objectives for the property management department in alignment with the organization's overall goals and objectives.
  • Oversight: Oversee the management of the organization's property portfolio, which may include residential, commercial, or mixed-use properties.
  • Leadership: Provide leadership, direction, and guidance to property management staff, including property managers, leasing agents, maintenance personnel, and administrative staff.
  • and Financial Management: Develop and manage property budgets, including operating expenses, capital expenditures, and revenue projections. Monitor financial performance and implement cost-saving measures as needed.
  • Relations: Oversee tenant relations and customer service initiatives to ensure high levels of tenant satisfaction and retention. Address tenant concerns and resolve disputes in a timely and professional manner.
  • Maintenance: Develop and implement maintenance programs to ensure that properties are well-maintained, safe, and compliant with regulatory requirements. Coordinate repairs, renovations, and capital improvement projects as needed.
  • Management: Manage relationships with third-party vendors, contractors, and service providers to ensure quality service delivery and cost-effectiveness.
  • and Risk Management: Ensure compliance with all relevant laws, regulations, and industry standards governing property management activities. Identify and mitigate potential risks and liabilities associated with property operations.
  • and Communication: Prepare regular reports and updates for senior management and property owners on property performance, financial metrics, and key initiatives. Communicate effectively with stakeholders to keep them informed of significant developments and strategic initiatives.
  • Development: Identify opportunities for portfolio growth, expansion, or diversification. Develop and maintain relationships with prospective clients, property owners, and investors to drive business development efforts.
  • Analysis: Conduct market research and analysis to identify trends, opportunities, and competitive threats. Use market insights to inform strategic decision-making and property positioning.
  • Relations: Develop and maintain strong positive relationships with clients, acting as the main point of contact for all communication and inquiries. Gain a deep understanding of client s goals, objectives, and preferences to effectively represent their interest and advocate on their behalf.

Qualifications:

  • Years in a Regional Manager, Director of Property Management, or like-kind role.
  • Years of management experience, with direct supervision of at least five (5) people.
  • Real Estate License
  • degree in real estate, Business Administration, Management, Communications, or a Related Field
