Land Development Manager

Summary of Position:

The Land Development Manager will manage the site development construction, field operations and schedule for timely completion of assigned projects. This includes managing outside vendors and other contractors from site development to project close out. The Land Development Manager is expected to adhere to the approved development budget of each project to meet the company s business plans and objectives. The type of construction is residential including single-family, townhomes, and multi-family.

Principle Duties and Responsibilities:

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Review and track all offsite plans, including grading, sewer, water, storm drain, streets, walls (freestanding and retaining), fencing, slope landscape and model complexes. Coordinate design to meet budget and schedule with Civil Engineers, Landscape Architects, Geotechnical Engineers, and Structural Engineers. Collaborate with Project Managers as needed.
  • Oversee all aspects of the development process for infrastructure installation, preparation of graded lots, landscaping, parks, amenities, and entry monuments.
  • Manage the development at the field level through regular site visits.
  • Meet with vendors as needed for implementation.
  • Collaborate with the Development Director and LD Office Project Manager to review and analyze submitted site development bid packages and make suggestions for award of work.
  • Participate in due diligence with Acquisitions and Operations on prospective projects. This may include creation/review of preliminary budgets and schedules for site development, amenity, and entry monuments, reviewing and providing comments on engineering plans and architecture plans for utility installations.
  • Convert GC schedules into Builder trend and manage project construction schedules for the duration of the project, reporting project status to Development Director at requested intervals.
  • Work with the Development Director on the design, review and approval for all project amenities and entry monuments. Lead the permitting, bid, and award processes for all such projects.
  • Facilitate the review and approval of all invoices and pay applications related to assigned projects with the Development Director and LD Project Manager
  • Assist in negotiating all change orders regarding price and schedule.
  • Engage and coordinate with jurisdictional officials, such as city and county inspectors during the installation and inspection of infrastructure, lots, landscaping, hardscaping, irrigation systems, signage, parks, amenities, and entry monuments.
  • Interface with utility companies and other parties as needed during site development construction to ensure project stays on schedule.
  • Manage all aspects of the NPDES/SWPPP program for each assigned project.
  • Participate and conduct on-site inspections, startups, final walkthrough, turnovers, etc. as required for the project to include internal and external customers of Sage.
  • Interface with Sage team members to assure constant communication regarding timing, design elements, project development status, utilities, and other landscaping and common area hardscape improvements.
  • Management of bonds including expediting bond releases and punch list completions.
  • Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
  • Maintain one to two days of office administration work per week with 3-4 days in the field supervising.


Education and Experience Requirements:
  • Five years of relevant experience with Land Development oversight in scheduling, supervision, and budget oversight.
  • High school diploma or general education degree (GED)
  • An associate degree or equivalent from two-year technical school preferred
  • Ability to apply common sense understanding to carry out instructions furnished in written and oral form.
  • Proficiency with MS Office and email Preferred Qualifications

Physical requirements:
  • Position requires the ability to walk, stand, and climb stairs on the construction site.
